WHEN the Victorians developed a love of sea bathing and took to building holiday homes, they did so with the style, elegance and grandeur, which can still be seen in many of the properties at West End in Kilkee.

This semi-detached house at 1 Rockmount dates from 1835 and the building boom which occurred when wealthy landowners and merchants in Limerick decided that the horseshoe shaped beach in Kilkee was where they wanted to spend their summers.

A mention in the London Illustrated News as one the country’s premier bathing spots helped the town gain recognition as a fashionable resort.

Built by a wealthy landowner named John Curtin, this property was purchased in the 1920s by a retired police officer from Shanghai, and since the early 1970s has been the holiday home of a Limerick business family.

A listed five-bed property, it has an imposing hallway and reception rooms with 11ft-high ceilings. Offering 2,200 sq ft of accommodation it’s on the market with DNG O’Sullivan Hurley who say it has been well maintained and was fitted with a new roof 12 years ago.

“ The property has wonderful character and several original features including fireplaces, coving and window shutters,’’ says auctioneer Douglas Hurley.

The hallway has maintained its high-ceilinged grandeur and has coving, dado rails and a chandelier hanging from a ceiling rose. Overlooking the beach at the front is a spacious reception room with ceiling coving and a painted timber fireplace.

To the rear there’s a kitchen dining room with a small kitchen area and a fireplace. More recent additions to the Victorian property include a shower room and a utility room. On the first floor there are five carpeted bedrooms — including two at the front, with impressive views of the beach. There’s also a WC and a separate room with a shower.

Fitted with electric heating and a mix of single and double glazed windows, the property is BER exempt because of its age. Although well kept, it will require upgrading and a new owner will consider improving the energy efficiency, putting in a new kitchen and giving it a decorative makeover.

The gardens at the front and rear are in need of TLC and tending and the concrete areas at the back need to be replaced. Built at a time when horses were still the main mode of transport, it doesn’t have off-street parking.

The location at West End means that the beach is within minutes’ walk while shops in the town are within a short stroll along Marine Parade.

“This is in one of the most sought-after residential areas on the west coast of Ireland,’’ says Mr Hurley noting that a detached house at West End sold for €725,000 last year.

VERDICT: The Victorians knew how to holiday in style.
