Spectacularly sited 44 acres

Spectacularly sited tillage land by the mouth of Cork harbour, within a few hundred yards of Roches Point lighthouse, is for sale for half a million euro.

The 44 acres of residential farm, with a three-bed bungalow, is on the market with Glanmire-based agent Michael Burns, who guides the entire at €510,000, and says there’s already interest in it, and in lots.

The setting is something else, with elevated views of the harbour and the passing ships, trawlers and pleasure craft.

The road to the lighthouse (and a couple of dozen seaside homes) runs through the 44 acres.

There’s 12 acres of the sea side of the road, and the balance of 32 acres is on the inland side (the red outline of the land in the accompanying picture omits one field, Mr Burns advises).

He’s enthused by the location and views, noting that “it gives one a massive feeling of calmness and tranquillity.”

While he feels there’ll be interest in the entire, there are already enquiries on the 800 square foot cottage on an acre, and he pins a preliminary guide of €120,000 on this as a stand-alone.

“It is a valuable asset and can be renovated by the new owners and either lived in or sold on,” he suggests.

In addition, there’s a garage-shed, and a barn to the rear of the cottage.

The land is in four large fields, with one bounding the Trabolgan Holiday Centre. Right now, the land — valued roughly at €12,000 an acre — is leased on a one crop cereal letting. There’s 150 metres of road frontage on the inland 32-acre portion, and twice that (290 metres) on the seaside 12 acres.

“I’m confident that this land will be of strong interest to local farmers, and the cottage on one acre will also be of huge interest to homeowners-investors seeking harbour views,” says Mr Burns
