It’s one of the few villages in Ireland without a pub, and Annestown locals revel in that status — before travelling further afield to buy a pint, it’s presumed.
This coastal, Co Waterford village has a quiet location on the coast road and is an ideal retirement retreat for those who value peace and quiet, but, above all, the sea.
Which is why this week’s farm offering, through auctioneer, Kevin Mahony, would be ideal for the newly-pensioned. A pretty small-holding, it nevertheless comes with 36 acres of quality coastal land at Dunabrattin, Annestown, Tramore, Co Waterford, to give it its full address.
And land is highly prized here, as last week’s €15,000-per-acre result, through Harty Auctioneers, attests, but more of that later.
The property is a residential sale, by private treaty, and it includes two residences, the main house and a holiday cottage, both in excellent condition, and accessed via an attractive driveway from the main road.
Views of the sea will be a major selling point and the house and mature gardens, plus the farm buildings, are being offered in a single lot at around €360,000.
This includes an acre of ground in total and both houses, the second of which has a separate entrance, says Kevin Mahony, and would be ideal as a handy little earner or as a house for an extended, intergenerational family.
The farm land is offered in two lots, of 19.25 acres and 16.6 acres, and both parcels have excellent road frontage, the agent says. The road runs along the farm, which is only divided by the residential avenue.
The 19-acre piece is all in one field and both lots have been let for grazing and silage, up to now.
The farmyard has some older buildings, but also comes with a three-bay, half-slatted unit and a two-bay hay shed.
The 19.25 acres are priced at €260,000 and the 16 acres are €250,000.
The entire property is expected to make €810,000, he says, demand for land in west Waterford is high. Kevin Mahony hopes to see good interest and bidding.
The farm is 2km from Annestown village and 10k from Tramore, while Dungarvan is 20km away.
Meanwhile, the auction of a farm at Cappagh, Dungarvan, Co Waterford, drew a full house for Harty Auctioneers last week and came up with some great results.
The 104 acres was offered in lots, and the top lot, 34 acres at Canty, sold for €510,000 to a Cork solicitor.
The buyer hasn’t been identified, says Margaret Harty, but the significance of the sale will not be lost on local farmers — the land made a clean, €15,000 per acre, with three bidders in the fray.
The property adjoins a quarry, too, the agent says.
The second lot, 28 acres at Lauragh, with the Brickey river flowing through the land, sold to a local dairy farmer for €262,000 — just under €10k per acre, and the final lot made €487,000.
This was purchased in trust by a solicitor for, it’s believed, a local farmer and the per-acre value on the 41 acres is €11,878 — almost €12k per acre. All in all, a very good result and Margaret Harty says it is a good benchmark sale for local land.
“There were lots of local bidders and it’s great to have a crowd at an auction. The results show the appetite for land out there and it was the perfect opportunity for Dungarvan farmers to get involved. I’m very pleased and it’s lovely to complete a sale on the day.”
The total price made for the land was €1.25m, giving an overall per-acre price of €12,000.
Not bad at all.
