Dairy farm for sale is  reckoned to be in the top five in Ireland to come on the market

Exceptional is the only word for it

The word “exceptional”  easily trips off the tongues of auctioneers selling property but in this case, there is no other word for Carrigeen Hall dairy farm, situated close to the east cork village of Conna.

Comprising a residential holding of 185 acres of land in prime dairying and horse-breeding country, this property is exceptional on a number of fronts, including  size, which makes it one of the largest up for sale this year, making it the envy of any progressive farmer within a workable travelling distance.

Michael Brady of Brady Group, who’s selling the property jointly with Martin & Rea agricultural consultants, sums it up best: “I’m a dairying consultant for 25 years and this farm would be in the top five in this country over that period of time… when you consider that the average holding is somewhere between 70 and 100 acres.

“And then on top of the size of this farm, you have exceptionally good land.”

Single Farm Payments on the property are currently worth €33,600 annually, with the possibility of increasing them, according to the agents.

The 1.14 million litres milk quota going with the farm is also very large. Unfortunately, this massive amount comes along at a time when milk quotas are on the verge of being wound down completely. Therefore, this enormous quota is now completely worthless. Or is it?

“We would be putting minimal value on the quota,” confirms Michael, pointing out that the key factor of distance to the parlour gives this holding a very strong value with every part of the holding being within grazing distance of the parlour.

The outbuildings going with the property are all in tip-top order too, with the main dairy unit having been built only six years ago. It boasts a 30-unit DeLaval milking parlour and dairy, as well as 211 cubicle places, a 1,400 cubic metres tower slurry store, 16,000 litre bulk tank, 1,200  cubic metres slurry storage, cattle handling facilities and a central feeding passage. Added to that are six other sheds and general buildings.

The centrally-located farmhouse is ideally situated and access to all parts of the fertile holding are easy via a network of good-quality farm roads and excellent fencing. There is very little wastage on this farm, with all of it being not only worked but having a proven track record over many years of long grazing seasons and high yield dairy production.

The original Carrigeen Hall was the seat of the Peard family in the 18th century. The current dwelling is a modern home, built in 2007 to an excellent standard. With an impressive BER level of C1, the house is quite an asset itself, set amidst beautifully landscaped gardens and boasting over 3,500 square feet of living space. Modern comfort features include a zone oil-fired central heating system and a central vacuum system with wiring for an alarm system. Accommodation includes five ensuite bedrooms, a large kitchen/dining room, an additional dining room, utility room, office utility room,  TV lounge and sun lounge, as well as an outside store and boiler house.

When this farm was sold 10 years ago, it made close to €3 million with 15 acres less and a smaller, older house. In today’s more sober times, the guide price is again set by the joint auctioneers involved, at €3 million.

Already, enquiries are pouring in from within Ireland and without. With such a perfect storm of truly exceptional features, one wonders if this will yet prove to be a very underestimated value.
