Following the successful auction in Hayes Hotel last month of a 70-acre farm, another Thurles hotel will be receiving an auction party tomorrow at 3pm.
In the Anner Hotel, a 65-acre farm just out the main Dublin-Thurles road goes under the hammer.
The auctioneers involved are Herlihy Auctioneers of Dublin. They describe the farm as an “outstanding model grass farm”.
In essence, this level residential holding is a typical dairy farm with plenty of solid, well-maintained infrastructure, including a large traditional-style home.
In more recent times, the property has been used as a dry-stock farm, but one would suspect that it may well revert back to milk production once the sale is hopefully concluded tomorrow afternoon.
The area where the farm is located — about 1km to the south of Thurles, in the townland of Kyle — is renowned for its fattening qualities.
According to auctioneer Gerry Curtis, this property ticks a lot of boxes for an expanding farmer or someone who wants to set up a farming enterprise.
Apart from the many locally-based farming interests, enquiries have been coming from much further afield too, including Cork, according to the agent.
“The farm has been in the same family for the last two generations,” says Gerry. “It’s not an exaggeration to say that it’s excellent land.
“It’s never been ploughed or tilled, it’s all under grass. These are good fields with plenty of shelter, and there’s no waste on this farm whatsoever.”
The farm is laid out in 11 fields, according to the selling agent, which are used (and highly renowned locally) for cattle fattening.
The farm lies just to the south of the N75 (the old Dublin road) and has excellent road frontage, touching the main road at one point and enjoying a longer stretch of public road along its southern boundary.
The village of Twomileborris, and access to the M8 Dublin-Cork motorway, are just 5km away, putting this holding in a strong position in terms of access for those looking for an outside farm.
There are no entitlements going with the property, but the buildings on the land are all in good stead, according to the auctioneer: “The buildings are a bit old but they’re in good condition. There’s a pedigree Charolais herd being looked after there.”
The farm was last used for dairying about 25 years ago, and there is still a “redundant” milking parlour there. With a relatively small degree of upgrading and investment, therefore, the property could be converted back to dairying.
The residence farm is a large (1,600sq ft/488sq m) traditional farmhouse.
The selling agents say the at ome is old but in excellent condition throughout.
Accommodation includes what the brochure describes as a “sun-filled hall”, living room, sitting room, back hall, kitchen/dining room, utility room, main bathroom and four bedrooms (one with ensuite facilities).
The impressive collection of outbuildings includes a hayshed, two cattle-feeding sheds, cattle shed (former milking parlour), machinery shed, workshop and silage pit.
The services on the farm include a dual water supply (from a group scheme as well as from a private well), electricity and a comprehensive alarm system.
As for the price, the guideline being quoted is “in excess of €650,000”.
Given all the boxes that it ticks, there should not be too much difficulty in achieving over €10,000 per acre for this quality holding. Even in these slightly cautious times, a sizeable farm at this level should bring out some serious bidders. As with all auctions, it will depend on who shows up on the day.
