For sale with Waterford-based auctioneers Brophy Cusack, an 85-acre quality holding is drawing interest from a wide geographical area, according to selling agent David Cusack.
The agents describe the residential farm as one of the “nicest farms to be brought to the market in Munster in recent years.”
It’s a tall claim but they certainly seem to have some just cause.
The property — Foxford Farm — is in an attractively central location. It’s situated approximately 2km from the town of Bansha, just off the N24 and about 12km from the M8 motorway and Cahir.
The land is laid out in good sized fields with mature hedging and is being sold in one lot, avoiding any temptation towards public auction.
Bansha Castle was the home of Sir William Francis Butler, an adventurer, writer and once commanding officer of the British Army in South Africa during the Boer War and known later for his sympathies with the occupied people there.
The area was also at the heart of incidents during the national War of Independence and the Civil War.
Today, this is prime farming territory. This holding lies in the heart of the Golden Vale. Much of such land is slow to make its way onto the market, particularly a large block such as this one.
The surrounding holdings enjoy the best of soil, of which the current offering is an excellent example.
“We have some interest from America”, confirms David, who mentions that there are also enquiries from farther west within Ireland as well as keen interest locally.
Given the overseas element of the enquiries, it might not be surprising to learn that the current owner is Russian.
He has kept horses on the land for the last few years and the very well maintained holding bears the mark of this investment in the form of the rail fencing on the land and the wide entrance from the public road featuring electric gates and cut-stone pillars.
It is also visible in the great condition of the house. The agents say it consists of a “beautifully restored farmhouse” which has double glazed windows and oil fired central heating.
Accommodation includes entrance hall, large open-plan sitting/dining room, kitchen, living room, three double bedrooms and a bathroom. There are several outbuildings on the property.
These include a hay barn, slatted shed, slurry pit, silage pit, silo and lean-to shed. The farm also has what the agents describe as an excellent internal roadway system.
Opportunities like this one are rare, the agents note, hence the strong interest. The main selling point is the quality if the land and its convenience — just off the main Cahir-Limerick road.
“It’s all in grass at present,” says David. “The owner bought it in 2010, and it’s in excellent order throughout. He spent a lot of money on it.”
The owner in question also has a stud farm in Russia and he kept horses on his Tipperary holding. However, the dry level land would lend itself to any farming enterprise.
“There aren’t any stables on it but it would be easy enough to adapt it to equestrian use and I would say that it used to be a dairy farm… it’s flat land — as flat as a pancake.”
The price guide is €1,200,000. This represents a price per acre of just over €14,000. It’s a figure that reflects the quality and rarity of a farm in this progressive farming area, even putting aside the value of the farmhouse.
According to the selling agents, the type of clients currently taking a serious look at this substantial holding also shows some variety, including equestrian, dairying and investment interests.
