Over the last few weeks, Kilrush-based auctioneer Pat Considine realised a successful round of auctions with three separate Co Clare holdings that were divided up into several lots.
The first one was an 88-acre piece of ground at Doora, on the outskirts of Ennis, that was part of a holding split and shattered by the advent of the M18 Motorway.
It was sold at public auction, going for a combined value of €655,000 (€7,400/acre). The property was subdivided into five lots, all sold on the day
A 45-acre portion sold for €300,000 (€6,700/acre), while an additional half-acre plot was sold for €15,000. A two-acre portion went for €10,000.
Bigger 27.6-acre and 13-acre parcels made € 280,000 (€10,100/acre) and €50,000 (€3,800/acre), respectively.
The land was of mixed quality, according to the selling agent, consisting of a lot of good-quality land that had been leased out over the last number of years, with the 27-acre portion representing the best of the land.
According to Mr Considine, much of the remaining lands received minimal tending over the last 30 years.
He also offered a 65-acre holding near Kilkee (of which 25 acres were located in Tullaroe and 40 acres in Emlagh) in various portions.
The 25-acre portion was subdivided, and sold for €100,000 (€4,000/acre).
A two-acre plot with a derelict cottage made an impressive €40,000, while the remaining 38 acres at Emlagh were withdrawn, and are currently under offer at €176,000 (€4,600/acre).
Finally, another property consisting of 45 acres went under the hammer on the same day. By coincidence, it was also in the townland of Tullaroe, and adjoining the property from the previous sale.
After some short brisk bidding, the hammer came down at €188,000 (€4,200/acre), said Mr Considine.
