Located just a couple of kilometres to the south-east of the famous Mitchelstown Caves, a 55-acre farm in South Tipperary offers a very interesting package to different potential clients.

With the main Cork-Dublin motorway lying just a few kilometres to the north, this farm is only 40 minutes from the Jack Lynch Tunnel and less than two hours from Newlands Cross, a very central location.
The scenic aspect is another string to the farm’s bow.
It’s fair to say that it enjoys a very attractive setting.
With the Galtee Mountains forming a dream-like violet backdrop, the surrounding vistas are nothing short of stunning, according to the selling agent.
It all adds up to as idyllic a setting as one can want, for the buyer looking for the good life on a hobby farm.
“There are lovely country views from the property as well,” says Michael.
“There are some parts of it that are nice and elevated, particularly where the derelict house is. This is a holding that’s not too big and not too small.
"You’d certainly be able to do your bit of hobby farming here. You’re not far from the village of Burncourt, and you’re quite central to Mitchelstown and Cahir.
“The house itself is quite derelict, but it’s dry, and it’s certainly salvageable, but in need of repair.
"The stone outbuildings would be in a similar state. The nice winding private driveway makes it a nice secluded location.”
Finally, for the serious farmer looking to expand a profitable holding, the farm represents a golden opportunity in the Golden Vale.
The quality of the land ticks all the right boxes — free-draining, south-facing land currently all in grain, at the upper end of the quality scale, which will lend itself to just about any farming activity.
It certainly doesn’t come much better than this. It will be interesting to see who will end up as the buyer or buyers.
If this was two years ago, the stronger likelihood would be a dairy farmer buying the whole lot.
Nowadays, that outcome appears less certain, but the modest price guide of €475,000 (€8,600/acre) should ensure plenty active interest.
