32-acre East Cork land parcel up for auction

New to the market with CCM Property and coming up for public auction next month is a 32-acre land parcel close to Ballycotton village in East Cork.
The property is in tillage and in three easily managed divisions, according to selling agent Éamonn O’Brien.
The sale will take place at Corrin Mart, Fermoy on Thursday, September 11, at 3pm, and there will surely be a good turnout on the day, as quality acreage in modest-sized holdings attract a wide range of suitors.
“We’ll be selling it with vacant possession,” said Mr O'Brien. “The crop will be gone off it, and it’s being let out on a casual basis. The tenant there at the moment is aware of it, and it’s with goodwill that we’re selling.”
The property is close to the seashore, with just one more field separating it from the Atlantic. In other words, it’s got the aesthetics of the proximity to the ocean without the risk of coastal erosion.
“It’s facing south with a good depth of soil, sloping down towards the sea,” said Mr O'Brien. “The appetite for land is still good and strong… I think that with the volatility that’s there politically at the moment, it works well for the stability of land — it will always be there, and it’s part of our DNA.
The price guide of €16-€17,000/acre is certainly a realistic one, particularly given the fact the same auctioneer agreed sale on a 24-acre parcel at Fivemilebridge (near Carrigaline) for almost €31,000 an acre.
