Dungarvan-based auctioneer Nicholas Dwane is selling a substantial piece of land in the form of a 61.7-acre holding near the town of Tallow.

The property is at Rearour South, 9km south of Tallow (famous for its annual horse fair), and 14km from Youghal, just west of the main road that cuts between the counties of Waterford and Cork. This property is on the Cork side, with an access from a minor public road.

“It’s in an area where it’s really dominated by dairy farming,” Mr Dwane said. “This is high-quality prime land which has been in tillage.”

Right now, the holding is in grass for the most part, with a section of forestry (14.3 acres of mature woodland) and most of it (47.4 acres) in pasture.

The selling agent is expecting there to be a good level of interest, considering its overall location and the size of the holding — with the main interest due to come from the dairying sector but with some suitors also expected from the tillage sector.

The forestry section does not generate any income but may well suit the next owner, either for its crop or for the biodiverse qualities it offers.

“There’s an independent water supply with a pumphouse and electricity there,” Mr Dwane said. “The paddocks are well laid out as well — a very tidy and manageable holding for any farming enterprise.”

The asking price is €600,000. At just under €10,000 per acre, it cuts a very attractive presence in today’s land market — particularly for quality pasture such as this. However, the presence of the forestry section does temper its value to a certain extent.

“We’d expect most of the interest to come locally,” Mr Dwane said. “It’s a nice size of a block of land… there are plenty of smaller parcels around of 20 and 30 acres, for example, so the opportunity to purchase this many acres is an important one… it’s priced to sell to a farmer — the fact that there’s no house on it will suit many farmers.”
