37-acre Golden Vale farm hoping to follow successful hybrid auction pattern

The 37.5-acre farm at Chantersland, Emly, Co. Tipperary.
Coming up for public auction at Kilmallock Mart on Friday, June 20, is a 37.5-acre farm at Chantersland, near Emly in Co Tipperary.
The farm will be auctioned simultaneously online and there should be keen interest in this convenient grassland property in the heart of the Golden Vale; 3km from Emly village and 15km west of Tipperary Town, close to the Limerick border.
“It’s an excellent quality roadside farm,” says selling agent Richard Ryan of GVM Auctioneers.Â
“The lands are all in permanent pasture and are well laid out, in easily managed well-sheltered fields and paddocks.”
The land has a natural water supply and good access off the public road, with the added benefit and development potential of the old farmyard.
“It would be an ideal holding for beef farming or as an extension to an existing dairy enterprise,” says Richard.

As well as the original farmhouse (in need of complete refurbishment), the outbuildings include a hay barn with an attached lean-to structure and ancillary out-offices.
The price expectation for this piece of the Golden Vale is in the region of €475,000 (€12,800/acre).
On Wednesday, May 28, the same auctioneers sold a 93-acre farm at Ballynamona, Hospital, Co. Limerick, for €1,500,000 (€16,000/acre).Â
The sale was also a hybrid auction, sold jointly with EJ Mitchell & Sons.
