40-acre South Tipp farm with guide price over €500,000

The Horse And Jockey Hotel in the superbly named village of Horse and Jockey in South Tipperary is, once again, the venue for a public auction of agricultural land, on Thursday, March 13.
The property going under the hammer at this classic venue is a 40-acre farm in the townland of Curraheen, about 2km south of Horse and Jockey.
The holding is all in grass and is of excellent quality, according to selling agent Vincent Ryan of Thurles-based Thomas V Ryan Auctioneers.
The property is being presented in two lots, which are separated by the public road. Each lot consists of about 20 acres.
“It has extensive frontage onto the Ballinure Road,” said Mr Ryan. “There’s also good road frontage onto the side road that separates the two lots.”

So far, there has been a good level of interest shown in the property. This is right in the heart of strong-performing farmland in South Tipperary.
In the immediate vicinity, there are a number of progressive farming enterprises. While the dairying sector is the one that dominates the most in this part of the country, there are also plenty of beef cattle businesses, as well as equestrian farms in the area.
Both water and electricity are supplied to Lot 1, according to the agents, but this should not present much of a problem for either lot. In any case, the trend nowadays has generally been for purchasers to show more interest in larger blocks of land.
In this auction, therefore, one would expect there to be greater interest in the entire holding rather than in the two separate lots.
The price guide is listed as being in excess of €500,000. At €12,500/acre, this is an enticing place to start for a good number of potential suitors, and it would not be surprising for the final value on the day to exceed that amount.
