Well-finished spacious residence ticks all the right boxes in Farnanes

WHAT a house. Put a wish list together for the average self-builder and it’s here at Currahaly, Farranes.

Built on the site of a little cottage, this 5,300 square foot build uses the steep contours of its site to create a contemporary, stylish dwelling over three levels.

And it’s incredibly well finished. A lot of the time houses at the higher end of the market are let down by carelessness at the last hurdle — cheap bathroom suites, or standard light fittings, or off-the-peg internal joinery — this is not the case here.

Door cases are in beautiful, waxed ash and the house’s twin staircases are in the same material: simple, but impeccably finished.

And for all its size and height this isn’t a forbidding house, it’s low-key and designed to reflect today’s living. It doesn’t hark back to the past (except, perhaps, for the Donegal quartz dressing on part of the facade), and has a light, fresh touch.

Windows, with a lot of triple and double height fittings, are in grey PVC, with white interiors, and then there are the odd touches of cedar, glass and stainless steel.

A first floor balcony has a decked finish and at garden level, there’s a mix of Indian sandstone and cobble lock, all in blending tones of ochre and tan.

The house is complete to builder’s finish, but does have bathroom suites in place and floor area levelled and ready to go for whichever material a new owner chooses.

The standard is above average, and the developer is a professional who works mainly in the commercial sector, on large projects.

The experience shows: the quality of the joinery, the high spec solar and oil heating system, (it has its own plant room in the basement) and high-output aluminium radiators are above average, even in this million-plus level.

The design is by west Cork architect, Una O’Sullivan, and modifications were made during the build, but its angular, unexpected nature shows through.

There are five very large ensuite bedrooms here, with a single master only, at second floor level. The first floor has a living room, lounge and a most unusual kitchen diner, with spiral staircase to a mezzanine level. Double doors open to the balcony. Across the hallway there’s a utility.

Two more bedrooms and a main bathroom are located at this level.

The basement, or ground floor, has two more bedrooms and a bathroom and a huge playroom/gym with access to the garden. The plant room is here along with a huge, L-shaped garage.

On an elevated site at Farnanes, the entrance is off the old Macroom road and the house faces south over the Bride Valley.

It’s a five-minute drive from Ballincollig, but has totally private, rural ambience.

Surrounded by a boundary of trees to the front, there’s a steep bank to the rear, plateauing out above the house. This could give scope for an elaborate, raised deck.

The selling agent is Tim Murray of Property Partners O’Mahony Walsh who seek €1.1 million for the property.
