VIDEO: Idyllic riverside home on River Roughty at Kenmare

Trish Dromey hears this Cahir Lodge property, on River Roughty at Kenmare, would be worth landing.

If you had a licence you could fish in the River Roughty for salmon, or sea trout from the bottom of the garden at Cahir Lodges near Kenmare.

And while you were there you could also relax and enjoy the tranquil gardens and the views of the green countryside and wooded hillsides. If you had a kayak or a boat, you might even consider taking a trip down the river to Kenmare.

Viewers of No 1 Cahir Lodges, will find much to admire both in the 2005-built architect-designed property and its surroundings.

In fact the builder, Paudie Kelleher, admired it so much that he changed his mind about selling it and decided to live in it himself. It is one of three identical properties in a small gated development close to the river, which have all remained in his family’s hands.

The property market was still booming when he purchased the site and asked a French architect “to design something different” for it .The result was three U-shaped properties with a sheltered cedar clad patio at their centre which all have open plan living areas with vaulted ceilings and roof beams.

And because building took place during the boom, timber double glazed windows for it were imported specially from Germany. Paudie says this made them three times more expensive than they might have been. In fitting out the interior of this property, he enlisted the aid of the architect who chose an “ivory colour scheme with a hint of green” for the open plan living area.

The largest space is an elegant, high-ceilinged living dining room which has painted timber beams and cream floor tiles. At one end there are double doors opening out to the central patio and at the other a raised stove.

Alongside the living area, is a kitchen with modern off-white units, a Rangemaster oven and a mix of granite and hardwood countertops. From the kitchen there is access to a utility room and a guest WC.

The spacious master bedroom has views of the river, sliding doors to the patio as well as an en suite shower room and a dressing area.

The other two bedrooms also have en suites — one with a bath and one with a shower.

The three bed property offers 2,260 sq ft of living space as well as 726 sq ft in the attic which has three storage rooms with Velux windows and laminate flooring. The back patio which has cedar clad walls on three sides and views of the river from the other — is almost sheltered enough to quality as a room.

It has a BBQ and looks like a good spot for entertaining.

The property shares an electric gated entrance with the other properties at Cahir Lodges, and is on a site of over half an acre which is enclosed by hedging and stonewalls.

Running down to the river at the rear is an expanse of lawn with some mature trees. Leading down to the water there’s a set of steps which the owners use when they are going kayaking.

Paudie says it takes about 30 or 40 minutes to get to Kenmare, depending on how hard you paddle.

The journey to Kenmare takes just five minutes by road, as it’s just four kilomtetres away.

Guiding the property at €495,000, Sherry FitzGerald Daly say 1 Cahir Lodges is attracting interest from the UK and the US.

“Properties on the River Roughty are rare to the market and this one is finished to very high standard, ” says auctioneer John Daly.

VERDICT: Idyllic.
