There’s a choice of two, end-of-terrace four-bed homes up in Maryborough Woods in Douglas, Cork.
Size: 121sq m (1,304sq ft)
Both are listed with estate agent Jeremy Murphy Associates, and there’s only €5,000 price difference between them.
One, No 5 Yewlands is all done up and funky and modern and has 111 sq metres of stylish space: it’s guided at €365,000.
Then, there’s this one pictured above, 4 Ryecroft, with 121 sq m (say, 1,300 sq ft/or 105 sq ft more than No 5 Yewlands) of internal space, and it’s priced at €360,000.
Viewings have just started on the duo in the past few days, and it’s likely those who look at one will look at the other.
By comparison, No 4 Ryecroft has been cleared out and is lacking in individual personality right now, so new owners will have to import that with their own furniture and art.
So, a judgement call for some viewers at least at this popular, edge-of-Douglas development, done by O’Brien and O’Flynn in the early 2000s: either a walk-in job? or a similar but marginally larger home, just needing freshening up, and the possibility of saving a few quid in the purchase price?
VERDICT: Smart viewers will visit both, assess space, aspect and particular setting within the scheme, (perhaps rob ideas from one for the other?), and then make a decision, and go a-bidding.
