Thinking big in Bweeng

WHAT do Jean Paul Sartre and a north Cork townland have in common? Nothing.

Except perhaps, for a play on titles – Bweeng and Nothingness, anyone?

Bweeng is a 15-minute stretch from Blarney and while it’s not the centre of the universe, it’s certainly suitable for those of a contemplative, if not philosophical nature.

Farmland, the occasional house, a web of lesser roads leading to obscure townlands are all one finds, but then the city is only a half hour’s drive away.

The amount of space all around brings the temptation to build big and that’s the case at Carrigcleanna, Bweeng.

A big house, three and a quarter acres, as well as stable and external gym, are part of this sales package which is new to the market with Laura O’Connell of Leo Properties, guiding €925,000. A relatively new build, it covers 4,000 square feet with six bedrooms, four bathrooms in a rather grand setting off a little byroad.

The property is a really well finished, equestrian holding that’s set back from the road via a long, paddocked driveway.

All the little details are there, from the electronic, hand-forged gates, to the newly set trees, (cased in from the horses) to the informal, railway sleeper trim and the dark tint of the fencing.

This hobby farm is in a quiet, truly rural area with a large, comfortable house at its centre.

It’s a walk-in proposition and aside from style changes, needs no work and has top class fixtures and fittings, including underfloor heating, generous bathrooms and bedrooms and a family-friendly layout.

In fact, it has so much internal space there are lots of relatively unused corners, a challenge that new owners should relish.

It’s all down to appointment and taste, really, but the bones of the structure are very good, with a country cream kitchen, a large dining room leading into a sun room and then, a decent, rectangular sitting room.

Lighting and electrics cover every eventuality, with wall wash and recessed fittings, dimmer switches, room thermostats and a central control for alarm, sound and satellite, as well as the zoned heating system.

The rooms are all muted colours and the large central spine of the hall is covered in subtle tiling with good quality doors and architrave.

There are four bedrooms on the ground floor, along with an hotel-sized, master suite which occupy one wing, while the living space is on the other.

Overhead, there’s a big open plan landing that could function as study/living space with two bedrooms located on the left hand side of the house, along with a main bathroom.

Then, there’s another open plan space, (neatly divided by a shelving unit), which has the potential for an extra living room, or games room, or just as a teenage den. The eastern side of the room is designed so an extra staircase can be added to link the ground floor below as part of a duplex apartment, if needed.

The land around is also finished in paddock fencing with separate access to the gym and stable block and a sand arena at the upper end.

The gym is fully equipped and comes with a separate shower room, a small sauna and sound system.

To the rear, and out of sight of the house, are three stables with a tack room.

There’s a limited market for this kind of property, but with the quality of finish, manageable amount of land and high calibre of the finishing, this may appeal to a family wanting country life and accessibility.

And remember, the main Cork to Mallow road is only minutes away, so despite its Wuthering Heights appeal, this part of Bweeng is only as far away as you to feel.
