THE fact the estate agent doesn’t include a photo of the house on the €1.8 million property he is selling says a lot. It means the bungalow is condemned to be knocked, and replaced by a 3,500 sq ft new build.
Instead, the sales material for the Ardbrack, Kinsale property features a host of views over Kinsale harbour, and it is the view that will sell this particular property.
Ardbrack is one of Kinsale’s “Golden Mile” locations, running at a height from the town and Scilly out to Summercove, with millionaires’ mansions on the left and right. The ones on the right, lower than the road seem to be floating above the water, while those on the upper, hillside have even more far sweeping views, so there’s a compensation for either setting and side.
Darren Cotter of Cotter Estates has a modest bungalow here for sale, with a decent site area of 0.75 of an acre, and existing dwelling. It is on the upper stretch, with its entrance opposite the 1980s Ardbrack apartment blocks, lord of all it surveys. Or, it will be.
Planning permission has been granted for a replacement 3,500 sq ft two-storey dwelling, with balconies and lots of glass, designed by the local Kinsale firm of Richard Rainey Architects. Viewings are expected to be elevated, as will be the financial caliber of those doing the looking, prepared to pay up to €1.8 million for a site.
Houses in the vicinity sell from €1m and upwards, with one (the Pallisades, recently featuring in these pages) under offer around the €5m mark. Exalted company, indeed.
