Starter home: Killorglin €165,000

Trish Dromey reports on a waterfront property with a sense of space.

Size: 100 sq m (1,100 sq ft)

Bedrooms: 3

Bathrooms: 1

BER Rating: E1

This scenically-located Killorglin property has views of the River Laune and of a monument dedicated to the first three casualties of the 1916 Rising.

The monument was built to commemorate three Volunteers who drowned when their car went off the pier at Ballykissane on Good Friday Easter 1916 while they were on their way to seize the wireless station on Valentia Island.

Overlooking both the pier and the monument is a detached three-bed bungalow which has been used as a holiday home by its UK owners for a number of years.

Originally on the market last year with a guide of €185,000, it has this month been reduced by Kerry selling agents Jim Burns Auctioneers down to €165,000.

“This is a waterfront property, with a site of a third of an acre, which has been completely refurbished in recent years. The owners replaced the roof and put in new flooring and double glazed windows,’’ says auctioneer Darragh Burns.

The sitting room at the front has a mock fireplace, a patio door and the best views of the river.

During renovations all the rooms except the tiled bathroom were fitted with laminate flooring including a dining room, a small kitchen and three bedrooms.

The bungalow has oil central heating and an E1 BER rating.

Sheltered by some mature trees, it has lawned gardens at the front and side and is located 1.5 miles from Killorglin.

Mr Burns believes it’s perfectly situated for a holiday home but thinks it might also attract a first time buyer.

VERDICT: scenic and tranquil.
