Starter home: Ballincollig, Co Cork, €240,000

Trish Dromey says a former showhouse in this Ballincollig estate has been well-maintained by one careful owner since its first exposure.

Size: 90 sq m (976 sq ft)

Bedrooms: 3

Bathrooms: 1

A SHOWHOUSE when it was built in 1985, this three bed detached property at 184 The Willows in Ballincollig, is once again open for viewings.

With a guide of €240,000, it’s possibly the most affordable detached property in the town and, in recent days, was scheduled for three open viewings.

Selling agents Sherry FitzGerald say the 976 sq ft house has had one careful owner since its showhouse days, and is very well maintained.

“It’s also well located in a quiet cul-de- sac within a short walk from shops and amenities in the town centre,” says auctioneer Norma Healy.

Accommodation includes a carpeted living room at the front with a marble fireplace as well as a kitchen/dining room at the rear with fitted units.

Upstairs there’s a bathroom and three bedrooms — two at the front and one spacious one at the back overlooking the garden.

Fitted with single-glazed windows and oil-fired heating, the property has a D1 energy rating.

There’s parking and lawn at the front and at the rear there are some beds, a shed and a long patio running the full length of the garden. Ms Healy says that the garden offers space for an extension.

“Detached houses costing less than €250,000 are rare in Ballincollig. We had good viewings — most of the interest is coming from first time buyers,” she adds.

Part of a row of 10 detached houses the property is approximately one kilometre from the town centre.

VERDICT: Busy viewings expected.
