It’s about a decade since No 2 Springfort was last on the market and, in the interim, its stepped and landscaped back garden which was designed and laid out by the late and talented designer Brian Cross has matured and filled in hugely, thanks to a sunny, south-facing aspect.
Also well-positioned to take advantage of that southerly aspect is a large sun room, with high, vaulted ceilings and inset large Veluxes, and it’s quite the basking spot, in almost any weather.
Springfort was built over 20 years ago, and is just above the Middle Glanmire Road which scythes its way from St Luke’s Cross towards Mayfield and the North Ring Road, and is across the road from the Cope Foundation campus.
Elevated Springfort is in two sections with dozens of houses, and No 2 is in a short cul-de-sac section on the right upon entry, by a green.
Nearby is the expensively-refurbished Montenotte Hotel, just on the city side, with its new, dramatic terrace for outdoor sipping, dining and view taking.
Also undergoing a multi-million euro reinvestment programme is the Clayton Silversprings Hotel, which reopened its upgraded conference/event centre this weekend as part of a €3m-plus spend.

Now, in a much-recovered Cork house market post-slump, it’s guided at €445,000 by estate agent Mark Gosling, of Behan Irwin Gosling who says it’s well worth viewing.
On the market for several weeks now, it shows like a showhouse, he advises.
Among the key aspects to the property are its location, size — thanks to the rear sunroom extension — elevated aspect with views down over the city and the Lee, and its bright disposition.
It’s a four-bedroom detached home, originally built by O’Flynn Construction, and it was the previous owners who put on the sunroom addition in the early 2000s, so now there’s c 1,660 sq ft of space within.
That c 20’ by 12’ sunroom has a back wall of glass, up into the apex, and double doors open out to a large, paved patio area.
The new space is effectively open-plan living, and then back into the original house’s section at ground on one side is a family room with cast-iron fireplace.
On the other side is a kitchen with waxed pine units and dresser by ORM, with a tiled floor and breakfast bar.
Also at ground level is a front sitting room with bay window, antique pine floor and white marble fireplace, a guest WC, plus an office, with similar dark oak floor.

And finally, there’s a painted garden shed for storage at the lower-most level.
VERDICT: Plenty of ground floor space in particular thanks to the big sun room add-on, but it has made the adjacent rooms a bit darker as a result of the wood-sheeted roofs, so new owners might like to address that.
Adding tall, slender, side wall windows in the kitchen might be costly, but would be a very effective enhancement.
