Renovated farmhouse comes with extras

REGRETS? Maybe, for the man who moved out – but the gain now goes to whoever falls for this completely reworked Co Limerick farmhouse, with extras inside and out.

Extras like what? Well, an indoor-outdoor barbecue options for our wet and dry climate, for starters: there’s a double carport with benches, and Liscannor tops, ready to move the barbecue indoors when the rain come down.

Then, there’s a converted lofted farm dairy, with new, curved corrugated steel roof, and a fancy front facade with stone, brick and a handsomely worked pitch-pine arch over the entrance door. It is ideal for a kids’ den, drumming studio, workshop or home office. Then, there’s an outside plumbed and powered kitchen room/utility or second serviced home office, heated and insulated.

And then, finally, there’s the house, a re-worked and upgraded 120-year-old 1,500 sq ft traditional four-bed farmhouse, with modern creature comforts – and a fairly impressive B2 BER energy rating cert.

It is all down to the handiwork of west Limerick craft builder Paddy Woulfe, whose labour of love it was, over a 30-month period.

“I was building a bungalow for the man who had lived here, and I ended up buying it and working on it,” says Paddy, who admits the previous owner/occupant is now a near neighbour “who calls by every day for a look and chat. He’s amazed at the way it turned out.”

Selling agent for this Ballinaha, Kilfinny homestead a few miles from Adare is Colm O’Donovan of the Sherry FitzGerald networks, and he observes of Mr Woulfe’s labours “he’s got a great reputation. His attention to detail is second to none, and he can tell you about every nail he has put into the house.” Any nails he’s not sure about his carpenter son Patrick will know, as he built the red oak kitchen, and did other joinery work.

This Ballinaha house is on good grounds, with three entrances (ideal for separating outhouse and outbuilding, for someone doing a business from home), with chipped drive, lawns and lanscaping with raised beds, and a mix of older ash trees and new planting.

There are three reception rooms, kitchen, ground floor bedroom with shower room, and upstairs are three more bedrooms, one with en suite, an a condenser boiler efficiently provides the heating.

Materials used inside include white oak and beech flooring, oak is used again in the stairs and ceiling beams, there’s a raised brick fireplace with Douglas Fir mantelpiece and sandstone corbels, and some feature and braced glass panel and French doors. Even if you wanted to use materials like this in a build or a house renovation, you’d still have to get someone to source them, etc. So, for €390k, it might be a better bet just to buy Paddy’s handiwork, job done, and move straight in. Painless.
