THE views are the thing with a Kinsale bungalow/site for sale, with a €1.4 million price guide.
Local agents Engel and Volkers are selling a valuable plot of 0.75 acres, on the upper side of the Ardbrack Road, set directly opposite the entrance to the swathe of Ardbrack apartments, thankfully more or less sunken into the hillside from this elevated site.
At present, it has a 1980s bungalow towards its rear, called Ramada, with an old-ish hard surface tennis court behind it, but full planning has now been secured for the house’s demolition and replacement.
Local architect Richard Rainey was taken on by the vendors to come up with a replacement dwelling, and he has designed a two-storey 3,400 sq ft house, with its living quarters on the upper level, and five bedrooms, plus three reception rooms, kitchen and four bathrooms.
The house’s aspect is/will be full southerly, with views in a sweep from Kinsale, out over Castlepark and James Fort, and to the mouth of Kinsale harbour beyond Charles Fort.
The house/site, one of several similar redevelopment options in the Ardbrack hinterland, is quite competitively priced and larger relative to others currently available, says Ron Kruger of Engel and Volkers, and is open to all buyers, without locals-only clauses of ownership.
