North Cork development brings Buttevant back on the road to business

There’s value to be found in this development in the North Cork town of Buttevant, writes Tommy Barker.

Not all roads lead to Buttevant in North Cork — but, the N20 does, and after two years of disruptive roadworks in the town midway between Cork and Limerick cities, it’s now smooth as glass, freshly tarred and the main street’s all upgraded.

And, the end’s as equally in sight too for Buttevant’s Ard an Bhaile housing development, which, despite architectural layout and design kudos, hit snags in the crash years.

The last remaining 10 semi- detached houses were bought unfinished from receivers Moore Stephens in 2016 by developer Gerard McNamee of Lucen Homes; now complete, they’re selling fast, with sub-€100k entry price sale levels, and recent incentives for first-time buyers, including 5% cashback offer for a deposit, under the latest Help to Buy (HTB) scheme.

Selling agents are local agent John Ryan of DNG Ryan, with Sherry FitzGerald O’Donovan, and after a launch last week, six of the 10 are now sold, to a mix that include buyers from Cork city and from Mallow, investors, and even one buyer based in Dubai.

The Phase 2 launch of the last four houses in a scheme totalling 57 are each priced at €119 000, and that means mortgage repayments of c €110 per week.

The houses are painted, tiled, have new kitchens, fireplaces, oil central heating and the estate (a walk to Main Street and a 2016-built, new secondary school) is being taken in charge on completion by Cork County Council.

VERDICT: Brighter days at Buttevant.
