For sale jointly with Killarney auctioneers Ken O’Sullivan and Brian O’Leary, a 72-acre holding in the townland of Headford near Barraduff is attracting some interest from a variety of sources.
The property consists of two parts which are separated by a public road. The area is one of great natural beauty and it’s a zone that’s popular with walkers, who have plenty to admire in the immediate surroundings, from the rugged hills and mountains close by (such as the famous Paps) to the spectacular backdrop of the Killarney Lakes and Macgillycuddy’s Reeks.
“It’s an operating farm in very good condition — it’s very well maintained,” says selling agent Ken O’Sullivan. “There are 33 acres on one side of fairly good agricultural land with a yard and outbuildings.”
The buildings include a six-bay slatted shed, sheep shed and a base for silage bales.
“It has road frontage on both sides,” he adds. “It’s bounded on the northern side by a river and there’s a small patch – maybe half an acre – of heavier ground.”
On the other (lower) side of the road, a 39-acre portion consists of land which, according to the selling agent, has been “very well reclaimed” by the current owner: “It’s quite good silage ground in the summer time and at this time of year, it’s good sheep ground.”
The agent says that there has been some interest of late from a forestry company. The land quality is above the level of the highest end of the forestry-land spectrum, however, and it is unlikely that this interest will manage to buy the portion in the end. “The interest of the farmers should push it beyond the forestry companies at the end of the day.”
An attractive feature of the property (and an increasingly rare one) is the fact that it comes with high-value entitlements. Further details can be obtained from the agents but they are in excess of €200 per acre.
The location of this substantial holding is good. Killarney is just 11km away while Barraduff is just 5km.
The price expectation for the lesser-quality 39-acre holding is approximately €5,500 per acre, while the estimation of the more valuable 33-acre block including farm buildings is in the region of €7,500 per acre.
This gives an overall expected sales figure in the region of €465,000 or €6,500/acre. It’s a reasonable price whichever way you turn it.
The market seems to agree as the agents have confirmed that at least one of the lots is already under offer.
