What an intriguing prospect....
What’s going to happen at Mount Oval Lawn, an attractive-looking 1950s detached home, on a 1.5-acres corner site in the heart of Cork’s Rochestown, at the foot of leafy Clarkes Hill?
Listed for the start of 2017 with estate agent John D Sullivan is this brick and dash faced older-era detached home, tucked away towards one end of its site and setting by the junction of the Rochestown Road with Clarkes Hill as it leads up to Mount Oval Village and Garryduff.
When built on nearly 70 years ago, this site would have been an early suburban-style residential interloper, with attached garage, on a cracking site in the countryside, between Douglas and Rochestown villages, en route to Monkstown.
Now, it’s prime outer suburbs, in Cork terms. It has had up to 800 new homes alomne built over the past 15-plus years further up the hill in O’Flynn Construction’s Mount Oval Village.
Just to the south of it is the 1970s ‘original’ old Mount Oval scheme of lovely detached red-bricks on large sites, which always resell well.
And, just to the west is The Ovals, reached off the main Rochestown Road by the church: there must be the best part of 2,000 homes in this vicinity, all come along since the 1950s and since Mount Oval Lawn snuck in.
What’s certain is that as the individual (and still occupied) Mount Oval Lawn comes for sale now is that something else is going to be built on its expansive, screened grounds, and what exactly it is, and how many units and for how much, will be down to planners. And, down to access points.
The hill can be busy at peak time, especially near this house’s current access, so a shared access will probably be on the cards if multiple new builds crowd in.
At the sort of density seen next door in the Ovals, there could be over a half dozen similar sized homes slotted in. At a lower density, for even larger homes, a handful could sit nicely here, with or without the original dwelling.
It’s unlikely to be kept for just one home, in any case, although one or two of very large contemporary one-offs have popped up across Clarkes Hill, and there are also some grand, country style homes left along the hill, on acres of ground.
Access really will be the determinant for what comes to pass here, and some may look to negotiate/add a slice of extra ground or tap into The Ovals, or part of Mount Oval, for access.
A cluster of 10 individual sites for one-offs saw over €300,000 paid per stand a few years ago on Maryborough Hill, opposite the hotel entrance, and the last of that battery of builds is now in train there: many people think those sites were cheap at the time.
If even a few sites may be allowed/granted permission here at Mount Oval Lawn, this handsome old-style home on a prime slice of Rochestown could sell for anything between €1m and €2m.
“Time will tell,” is all that Mr Sullivan will say.
VERDICT: A barometer of demand for one-offs?
