With loads of space and stunning gardens, Brinny House is a rural paradise, writes Trish Dromey

It was the serenity of the site, the greenery of the gardens and the attractive woodland views that the owners of Brinny House fell in love with when they came up the driveway of their property for the first time 10 years ago.

When they had finished admiring the setting, they were pleased to discover a substantial 3,000 sq ft four bed property which needed updating, but which they decided was absolutely perfect for their needs.

“It had been built on the site of an old farmhouse by an engineer and was very well laid out with plenty of storage space, although the décor was still in the 1980s, ” says the lady of the house, a self-confessed DIY enthusiast who admits to having changed the colour scheme several times since she moved in.

Although they changed the curtains, the floors, the wall colours, the bathrooms and the kitchen, they made few changes to the layout or the external appearance of the property – other than putting in French doors on a gable wall to let in more light.

In the gardens – all two acres of them – they brought more colour to the greenery with a spectacular, tropical looking flame tree and by planting numerous flowering shrubs and putting flower filled containers all around the house and along the patio. To complete their idyllic rural garden they added a perimeter of white picket fencing.

“To the front we have views across a neighbouring field of corn which will never be built on and of mature woodland in the Brinny river basin. The gardens are peaceful and private and to us, this is heaven,” say the owners, who are reluctantly planning a move to a smaller property by the seaside.

Their spacious home with its tranquil gardens, has now gone on the market with an asking price of €595,000.

Auctioneer David Busteed of Sherry FitzGerald Brennan Busteed says this is a meticulously maintained property which would be perfect for a trade-up buyer from the city or Bandon. Accommodation at the front of the house includes two spacious reception rooms with fireplaces as well as a tiled conservatory at the corner with garden views.

To the rear there’s a spacious kitchen/ dining room which has pale grey units, hardwood counter tops, a Belfast sink and some dark grey wainscoting as well as stainless steel appliances and splashbacks.

Double doors from the kitchen lead into the formal dining room which is open plan with the larger front reception room. Also at this level there’s a utility room and an under stairs guest WC.

On the upper level there’s a bathroom with a roll top bath as well as four bedrooms – one pale green, one taupe, one blue as well as one red one with an en suite.

A second set of stairs leads up to the attic where there is a 23 ft long carpet floored room which could be used as an office or a playroom.

When the owners bought the house the attic conversion was incomplete but had been fitted with a sauna. They finished off the room, kept the sauna and added a shower room.

Outside in the gardens the appreciative occupants planted apple trees and grew tomatoes in the green house by the graveled patio at the rear.

By keeping the flowers in containers they have kept the gardens relatively low maintenance and say that with a ride-on mower the lawns are easy to keep.

The property has a detached garage on its long driveway and a large graveled parking area at the rear.

Brinny House is located two miles from Innishannon, four from Bandon and is around a 25 minute drive from Cork city, and the area recently was the recipient of good news, with major investment planned at the long-established MSD and sizeable employment plant.
