A 50-acre tract of land is being sold for development at Cork’s Blarney Business Park, six miles from Cork city centre, on the N20 Mallow-Limerick road. It’s priced at €2.75m, or circa €55,000 an acre.
Ear-marked for development to tie in with local authority plans for a new Blarney ‘town’ at Stoneview (with commuter rail acces to the city), the Blarney Business Park started in 2001, on 70 acres. It was dogged by bad timing, including a launch just weeks before the 9/11 attacks in New York. It was only slowly gaining its feet, in the teeth of competiton from rival business parks and motor malls, such as East Gate, when the economy tanked in 2008.
The park was conceived of by local Blarney area businessman, Michael O’Regan, of MORH/Motorlink Logistics, with John Bowen, of the Bowen Group and ORAN Concrete, Galway.
Designed by Wilson Architecture, it became home to a Brinks security facility, an NCT test centre, and a €16m motor mall investment by Top Car. While a number of buildings have since resold, with one reopening as a Munster Bridal Wear outlet, further development has remained stalled.
Now, agent Chris O’Callaghan, of Savills Cork, is selling the balance of undeveloped land, just 1.5 kms north of Blarney, by the Cork-Dublin rail line. It’s some 50.29 acres in two parcels and he says that “multiple zoning objectives apply.”
The larger of the two sites in the northern area is almost 44 acres, underpinned by two distinct zoning objectives. The first is to facilitate the development of a new neighbourhood, Stoneview, in line with an approved masterplan.
The second objective is noted as ‘business development’, to allow for strong pedestrian connectivity to the proposed train station intended for Stoneview, where many thousands of homes have been proposed since the early 2000s. These are likely to be reactivated, given rising housing needs and proximity to the rail line as a sustainable commuter option.
Mr O’Callaghan says “the lands to the north and east contain the significant development areas of Stoneview and Monard, both of which have been pinpointed for future residential expansion. This lends great scope to long-term investors looking for assets with optimum development potential”.
Meanwhile, the smaller of the two sites is over six acres, mostly occupied by woodland and currently not subject to zoning. It’s further removed from the mainland parcel, on the site’s road bend at the city end of the park.
Set by the eastern side of the N20 Cork-Limerick, it has the Cork-Dublin/Mallow railway on the other side and is a short drive from Blackpool’s shopping centre, offices, and retail park, as well as the Sunbeam Industrial Estate.
