The living could be easy at Carrig near Cratloe in South East Clare where the design is long and low and contemporary and the energy bills are likely to be inexpensive. Built in 2015 to “Enerphit” passive house standard it’s a 2,450 sq ft property with an A2 energy rating. The owner says all it would need to qualify for an A1 rating would be some solar panels.

New to the books of Sherry FitzGerald Limerick with an asking price  €650,000, the house was on the market previously with a guide of €745,000.  Auctioneer Frank Lyddy believes it may well be one of the most striking properties currently for sale in the south west of Ireland.

It is certainly one of the most energy efficient, with a mechanical ventilation heat recovery system, an air to water heat pump, triple glazed alu clad windows and external doors and has a  high level of Kingspan insulation in the floors, walls and roof.

“Underfloor heating, driven by the air to water heat source pump provides supplementary heating for the winter,’’ says Mr Lyddy adding that each room has a thermostat to ensure that indoor temperatures remain comfortable 24/7.

There aren’t any obvious signs of the 1970s bungalow the property used to be, but apparently it has maintained a small section of the original front wall.

A US owner who previously lived in the UK, bought the property at Portdrine in 2013 and in 2015 tasked Limerick architect James Corbett with transforming it into something contemporary and energy efficient.

The extent of the change isn’t immediately obvious from the front – but the square zinc clad porch and the long narrow windows give a clear indication that this is no longer a traditional bungalow.  The rear, which  has almost an entire wall of south facing windows opening out on to a smooth limestone patio, is unmistakable modern.

The interior, which is stylishly minimalist and sleek, now has an entirely new layout. It consists of a long living area in the centre with a wing at each end, one for the family bedrooms and a smaller one on the other side for a guest bedroom and a utility room.

The 35 ft long central living dining kitchen room is bright and ultra modern with a  vaulted ceiling with roof lights and a wall of windows at one side. The Siematic kitchen is sleek and white with handlessless  units, integrated appliances and a large Corian topped island.

Like every room in the house, this has white walls and pale grey Italian marble floor tiles with underfloor heating and there is a minimalist picture rail for the modern paintings which introduce colour in to the otherwise neutral décor. Through the large full length windows there are views of the gardens and the countryside.

Alongside the sitting room is a study/ bedroom with a full height windows and fitted shelving. The largest wing has a bathroom and three bedrooms. The master bedroom overlooks the patio through a full height corner window and has en suite with contemporary fittings.

The wing at the other side of the house has an equally modern   guest bedroom and bathroom as well as a utility room and storage space.

Set on a site of under half an acre, Carrig has double gated electric and lawned gardens enclosed by Liscannor stone walls and hedging Behind the house is a sheltered south facing patio, enclosed at the sides by the two wings of the house, which has views of the Shannon Estuary in the distance. A larch-clad soffit  above the patio  is one of the passive house features.  

‘This is designed to regulate solar gain, providing a heatshield during high-summer, without hindering valuable low-lying sun during the winter months,” explains Mr Lyddy..

Located at Pordrine, a little over two kilometers of Cratloe village, Carrig is just 11 km or a 15 minute drive from Limerick city. Mr Lyddy says the fact that it’s just a 15 minute drive  from both  Shannon airport and Limerick city is a strong  selling point.
