This Cork home has fine view for foodies

If you think this Kinsale house has fab views (it does) wait til you see the kitchen writes Gráinne McGuinness.

When you have access to glorious views across one of Ireland’s prettiest harbours, it would be wasteful not to make the most of them.

This was clearly the architect’s plan when designing 3 Rathbeg on the Bandon Road in Kinsale.

The spacious home, Tieerney-built in 2006 and currently on the market for €825,000, was laid out to take full advantage of the vista.

“What they have done is very cleverly utilised the view,” estate agent Shane Finn of DNG Creedon said.

“They have a kitchen/dining room on the ground floor, with a living room to the front and then another large living room with balcony upstairs.

You can see across the town and the marina, right down to the mouth of the harbour.”

The large balcony is made for outside furniture, with a roof and chrome stainless steel handrail and glass protection.

Mr Finn has had immediate interest in the 4/6 bedroom home, which is only a few minutes’ walk from the centre of Kinsale town. He sees it as ideal for trader-uppers and it has also drawn bids from international buyers.

Unsurprising, as property in Kinsale has consistently been the most highly valued in the region over the last five years.

No 6 Rathbeg, a similar home on a slightly smaller site, has recently gone sale agreed for close to its €825k guide price and Mr Finn says bids for No 3 are also approaching the mark.

A window stretching from the half landing to the roof of the first floor maximises natural light through the centre of the home.

Two bedrooms upstairs come with en-suite bathrooms and walk-in wardrobes, while the main bathroom is tiled floor-to-ceiling with a free-standing electric shower and Jacuzzi bath.

Kinsale is famous for its celebration of food and the kitchen here is a dream for a cook.

It has as every appliance that you can think of including double ovens, an integrated dishwasher, American-style fridge, granite worktops and a breakfast bar.

The kitchen also connects out the patio area though French doors Other features include underfloor heating, central vacuum system, burglar alarm, a detached garage, solid oak doors throughout and walk-in wardrobes.

VERDICT: A dream home to watch the world, and the boats, go by.
