Exclusive and luxurious are the adjectives Sherry FitzGerald Daly Kenmare use to describe 10 A Sheen Falls, a new arrival at the top end of the Kerry holiday home market.

Guiding at €590,000, the four-bed stone fronted property is one of 13 similar style architecturally designed houses located in a gated development on the leafy grounds of Sheen Falls Country Club.

A small few are expensive rental properties, but this one has been a family holiday home for its Dublin owners since it was built in 2007. Buying it with a high spec finish, they hired the same interior designer who worked on the development's showhouse to decorate the interior and also added a much larger patio that was provided for in the original design.

Describing it as comfortable and particularly well-designed property, they say it’s been perfect for family holidays.

“There’s lots to see and do in the area and the children enjoyed cycling, kayaking, horse riding and swimming,’’ say the owners adding that the proximity of restaurants in Kenmare was also a plus.

Agent Suzanne Teahan of Sherry FitzGerald Daly says this is very probably the first resale of a Mountain View holiday home. “It’s a very high-end property which is attracting interest from people who have been guests at the Sheen Falls Country Club.’’   From the front the property looks out towards the five-star hotel and across to the McGillacuddy Reeks in the distance.  At the rear it opens on to a large patio which has views of the surrounding woodland.

At one end of the L-shaped property is a timber floored living room with a fireplace and patio doors. Alongside it is a high ceilinged dining room, which has a huge double-height window at the front and double doors opening on to the patio at the rear.

Adjoining the dining room is a kitchen with white high gloss kitchen, granite worktops and quality appliances as well as access to a utility room. Off the hallway at the front there is also a guest bathroom.

At the rear the property next to the patio there is a spacious ground floor bedroom which has both an en suite and a dressing area with fitted wardrobes.

A stylish timber and glass staircase leads up to a galleried area on the first floor which has three carpeted bedrooms with en suites and dressing rooms and includes one at a gable end with a balcony.

The large patio at the rear is a good spot for taking the sun and for spotting the occasional rabbit. Ms Teahan says the house is one of a few in the development has both a large patio and a large area of lawn at the rear.

Sheen Falls Country Club hotel is located within a few minutes' walk from Mountain View,  while the town of Kenmare is just two and a half kilometers away.

VERDICT:  A high end holiday home in a very popular spot.
