“The owners finished and decorated it to a very high standard and, five years ago, added a large modern flat roofed extension creating an additional 300sq ft of living space,’’ says Mr Crosse, who is seeking offers of €545,000.

The flat roofed extension provided space for a sunroom/ lounge which is open plan with the kitchen and has full height windows as well as patio doors.

Off the kitchen there’s a small shelved utility room and behind the second bay window at the front is an Amtico floored room which doubles as a study and TV room.

Up on the first floor there are two en suite bedrooms at the front, a bathroom at the side and three back bedrooms including one used as a study.

Outside the sunroom cum lounge at the back there is a patio as well as a lawned area enclosed by creeper covered walls.

A corner house situated alongside a green area, No 19 is located within a five minute walk from Castletroy Golf Club, two kilometers from the University of Limerick and two and a half from Plassey Technology Park. Mr Cross says this is an excellent trade up property and believes it will appeal to staff of some of the multinationals in the locality such as Vistakon and Johnson & Johnson.

In recent years new smaller detached houses have been built in Caislean Nua at the rear of the existing development.

The most recent sale of the older houses in the estate seems to be that of No 9 which shows on the Property Price Register as selling for €590,000 last September.
