It's quite possible that this four-bed detached house at 2 Bramble Close, Castlelake, in Carrigtwohill could sell to a trade-up buyer already living in the estate.

That’s according to James Colbert of Colbert & Co Estate agents who says he regularly sees buyers upgrading from apartments to semi-detached houses within Castlelake as well a few going from semi-detached to detached.

"The development is always extremely popular with people working in Little Island and in the pharmaceutical companies in the area, he adds noting that Carrigtwohill is just a 15-minute drive from Cork city and that there is also a train service for commuters," said Mr Colbert.

Situated in a row of detached houses overlooking a green area, No 2 Bramble Close is new to the market with a guide of €375,000.

"The owners bought it off the plans when it was being built in 2005 and have recently upgraded the architraves, skirting and internal doors at ground level and also put in a modern composite front door," says Mr Colbert adding that it’s tastefully decorated and in excellent condition.

The ground floor has a front living room with timber flooring and a cream fireplace as well as a tiled kitchen which has modern units with a walnut finish and integrated appliances. Along side it is a dining room with dark timber flooring connected by an archway to a second living room.

No 2 is one of a small number of houses on Bramble Close which has a converted garage at the side. This provides space for a playroom at the front and a small utility room at the rear.

The house has a guest WC off the hallway while upstairs there is a bathroom and four bedrooms including one with an en-suite and another which has been suitably decorated for a little princess Out front there is a driveway and out back there is west facing lawned garden with a sandstone patio, a raised bed and a playhouse.

Surprisingly for a development which has around 22 houses or so, Bramble Close has only had two sales since the Property Price Register started keeping records in 2010. A smaller detached house at No 18 sold for €297,000 last month while No 15 sold for €272,500 five years ago.

Verdict: A modern family home that’s ready to go.
