Located in the grounds of the Dromoland Castle Estate, this period style property has much more grandeur than you would usually expect from a modern holiday home.
No 1 Orchard Woods is part of a development of just 15 houses situated at the edge of the Dromoland golf course within a short distance of the famous five star hotel.
Shortly after it was built in 1989, it captivated the hearts of a Dutch couple staying at the Castle and has been owned by them ever since.
Admiring it from a castle window, they discovered it was a showhouse for a new development being built in the grounds and decided to take a look.
“We visited and were sold. It was so unique with the beautiful view of the lake the golf course and the hotel,’’ says the owner who since then has taken every opportunity possible to escape to Dromoland to relax and play golf.
Situated in the gated cul de sac development located off the main avenue leading up to 19th Century gothic revival castle, this property and the others in the development are modeled on the castle’s gate lodge.
All are single storey properties with Roman villa style pillared entrance porches and have interiors with period features such as high ceilings, cornicing, and picture rails and sash windows.
Being the showhouse this one was decorated to look a little like a hunting lodge when the owners found it, with period style furniture and a stag’s head over the fireplace in the main living area.
“We added some personal things in a style that suited the house, a big Persian rug, a new couch, some chairs, a coffee table and some antiques and paintings,’’ reveals the owner.
Some year later they extended the conservatory at the rear and put in larger windows. . “This gave us more light, and space and better views of the lake."
At the front of the property is a pillared porch area with a door leading into a large formal reception room which has a marble fireplace, period features, large sash windows and two sets of double doors leading out to the patio.

In the grounds and the gardens the owners say they often see pheasant and deer as well as birds and squirrels.
Cormac O’Sullivan DNG O’Sullivan Hurley say the fact that this was the first house to be built in the scheme, its site and its view are arguably the best.
“You can see the castle, the lake, the woodlands and the golf course.
When the castle is lit up at night – you look out from the back patio you can see its reflection in the lake.’’
Its Dutch owners say that the proximity to both the golf course and the castle is a huge plus.
“With the golf course lying next to the garden you can take a shortcut to the club house and go and have drinks and lunch on the terrace,’’ says the owner adding that it’s only 200 metres from the house.
She says there are also they also enjoy walking on the pathways around the estate as well as going to the hotel spa.
Guiding the property at €399,000, Mr O’Sullivan says that around six of the Orchard Woods houses are permanent residences while the others are holiday homes, some foreign owned like this one. He sees the proximity to Dromoland castle, which in recent years has had a €20 million revamp, as being a major attraction and says that it’s a dream holiday home for golfers.
“This is a rare opportunity to acquire a remarkable property in a unique and exclusive development - these properties do not come on the open market very open,’’ said Mr O’Sullivan who has already secured a bid of €400,000.
In the last 10 years the property price register shows three sales at Orchard Woods - No 2 which sold for €350,000 in January 2015.
