When we featured No 5 Ardara Terrace on the Ennis Road in Limerick last January ’18, we said that spacious period properties of this type didn’t often come on the market in this very sought after area.
The fact that the three storey Edwardian property is back on the market this January doesn’t prove us wrong — it’s just a highly unexpected turnabout which has happened because the owner is planning a move to another part of Limerick.
A look at the Property Price Register shows just how rare high priced sales are on the Ennis Road. In 2018 there were just five of them which exceeded the €500,000 mark. No 5 Ardara Terrace which sold for €635,000 was the third highest while Springdale, a detached Edwardian house which sold for €1.3 million may well have been the highest priced sale in city during the year.
Taking on the sale of No 5 Ardara Terrace, Diarmuid Madigan of M&C Property is now seeking offers in the region of €700,000.
He says this could be seen as a welcome opportunity by buyers seeking an opportunity to have a home with one of the most instantly recognisable and well regarded addresses in the city. “There is a small niche market for these type of period properties, but they don’t become available very often,’’ he states.
Built in 1925, No 5 is an Edwardian gable fronted house, one of two later additions to a Victorian terrace of four. It features on the Buildings of Ireland website which describes it as an attractive property which, because of its original features and decorative façade, contributes to the historic streetscape.
Previous owners who bought it the early 2000s, renovated, rewired, re-plumbed, and restored, and also replaced some of the original single glazed sash windows that needed replacing.
The current owners haven’t made any changes other than planting a few shrubs in the front lawn and bringing in their own furniture.
Seen from the outside the property has a wealth of period features, including a red brick bay window, and a round headed porch with red brick pilasters and a second floor oculus window, a popular Edward feature.
On the inside there are high ceilinged rooms with dado and picture rails, ceiling mouldings and cornicing and also an original pine staircase. Inside the front bay window is a sitting room with an original black and red marble fireplace and a rounded archway leading through to a formal dining room with French windows.

Mr Madigan says although buyers in search of a family home will appreciate the property’s period elegance and a generous 2,500 sq ft of accommodation, they will probably be most attracted by the location.
“It’s just 290 metres from Árd Scoil Rís, 400 metres from Salesian Primary, one kilometre from JFK primary school and 1.2 kilometres from O’Connell Street,” he adds.
VERDICT: a second chance to buy Ardara.
