De-lightful Kinsale four-bed in immaculate condition

Helen Kelleher turns the key at No 6 Mansfield Park to find a well-designed four-bed in immaculate condition.

Step inside 6 Mansfield Park, Kinsale and you can tell the owners know a thing or two about good design. This light-filled detached family home comes to the market in immaculate condition and has a terrific sense of space with really generous room proportions.

For sale with Kinsale-based auctioneer Josie Dinneen No 6 is a beautifully presented family residence (c3,000 sq ft) and comes complete with a 2,000 sq ft patio to the rear, plus a green area with some really expert planting to the side.

A 10-minute walk from Kinsale town centre this four-bed house (it was a five-bed originally, but the owners wanted a really large master bedroom and spacious bathroom instead) has come to the market with a €850,000 price tag.

“Mansfield Park is a really nice small private residential development with just a handful of similar detached houses, so it offers complete privacy and then quick access to all the wonderful attractions and amenities Kinsale has to offer,” Ms Dinneen says.

Her vendors are a well-travelled couple with grown-up children, originally from the UK but living in Kinsale on and off for 13 years.

He is an engineer and she is a sculptor, a photographer and a make-up artist.

They bought the house five years ago and did a complete overhaul with all of the renovation work carefully planned and carried out by a family member who works in the construction business. The owners have decided to downsize and take some time to concentrate on other projects.

The exceptionally wide hallway leads into a large living room with feature recess wood burner with marble surround and hearth. Double doors lead up to a light-filled sunroom currently being used as a dining room looking onto a south facing large patio area.

Also leading onto the patio is a beautifully kitchen measuring 25’ by 15’.

It was designed by the owner with Celtic Kitchens in Douglas, so very much a labour of love. The pièce de résistance has to be the great 10’ long marble-topped island with a teak overlay for the breakfast bar.

The very tall elegant cabinets are hand-painted in Farrow and Ball White Tie and look especially beautiful when lit up at evening time.

The kitchen comes with two double AEG ovens and Liebherr integrated fridge freezer. Because the kitchen faces south-west the owner says it gets lovely sunlight all day long. Doors lead onto the large patio from here and the utility room which is also kitted out with lots of great storage.

There is a large generous- sized reception room to the front of the property and the hallway downstairs also leads onto a bedroom which currently has a home office with walk-in wardrobe/storage room and w/c.

The owners wanted a really luxurious master bedroom (20’ X 15’) with a large, spacious bathroom, walk-in wardrobes, velux windows, dual blinds and wool carpet and that is what they got.

The second bedroom (15’x12’) offers double aspect, velux window with dual blinds and en-suite shower room and walk-in wardrobe. The third bedroom (25’x11’) includes an en-suite shower room, walk-in wardrobe with velux window and dual blinds.

The family bathroom is a good size and a Stira stairs leads to an attic with generous space for a conversion.

The owners planted 100 trees around the property along with lots of magnolias and rose bushes.

The garden area to the side has potential for a garage/out building.

“This house has a lovely quiet feel to it and yet it is a very short distance from preschool, primary and secondary schools and close to all the town’s many restaurants, shops, bars and leisure centre, sailing, water sports, GAA, soccer and rugby clubs”, says Ms Dinneen.

VERDICT: set to make for a really fine family home.
