Cork city home is a pleaser with a price guide which gives it broad appeal

THE standard of internal decor sets No 70 Kilbrody up for positive feedback on its early viewings, reckon estate agents ERA Downey McCarthy, as they launch the smart three-bed semi-d for sale at a broad appeal €350,000 price guide.

No 70 is in a cul de sac section of the large Mount Oval Village development, is west facing in front, has off-street parking on a paved drive, with the entrance flanked by a pair of prunus trees, while the walled and fenced back garden has a shed, lawn and patio, so there’s lots there for traders down, and for first-time buyers with a bit of extra spending power.

The 1,130 sq ft two storey home is pretty much in the original layout style, with main reception on the right, off the timber floored hall via glazed double doors, and it has a bay window, oak floor and fireplace with granite hearth.

Behind, No 70 has a dining room, again timber floored, with patio access to the back and side double door access to the pleasant kitchen, which has painted units, a tiled floor and a splashback with tiles laid on the diagonal.

There’s also a ground floor utility, but no guest WC, and up the carpeted stairs are three bedrooms, two of them carpeted, and one has an attractive painted timber floor, for variety’s sake.

The master bedroom is en suite, with shower, plus it has good built-in, and both its en suite and the main family bathroom are fully tiled, with neutral hued tiles, while the back bedroom three, a single, is dormer style, with Velux window.

No 70 is in walk-in order, says ERA auctioneer Sean McCarthy, describing the decor as modern and stylish, and the gas-heated home gets a C1 BER.

The Price Register shows 41 sales and resales at Kilbrody in less than a decade, ranging from a two-bed back in 2012, to a four-bed No 24, which sold twice in recent years, once for €462,500 and gain a year later, in 2016, for €513,000.

VERDICT: Mount Oval Village’s Kilbrody seems ever-popular and visually No 70 is a pleaser, with a price guide which gives it broad appeal also.
