Builders back with a bang in Ballincollig

Tommy Barker hears of swift buyers demand for the renowned MOS Homes builders’ 210-house scheme, Heathfield, at Carriganarra.

BACK with a bang in Ballincollig are long-established home builders and contractors, Murnane & O’Shea as they really kick off a key 2019 with their 210-home scheme, Heathfield, at Carriganarra, on the city side of the town.

It’s set to be one of Cork’s larger new homes’ developments for the several years, while O’Flynn Construction’s Ballinglanna across the city at Glanmire launches early in February, and will have c 600 homes when completed, after approval via the fast track planning system in ’18.

Heathfield had a late 2018 pre-launch, with 15 sales then and eight more already this week in the formal launch, mostly to first time buyers. It included notable demand from many FTBs for well-specced, four-bed semis, and handover of the first new builds in the sizeable development with a wide mix of three and four bed homes will be by the start of this summer.

The location, just off the N40 Ballincollig bypass and Ballincollig link road (pic left) is drawing a swift buyer response, says estate agent Elizabeth Hegarty of Savills in the week they launched 21 Heathfield homes, with eight already now reserved, including all of the three-bed semi-ds in this phase: there were just four of these, priced at €320,000.

A further phase of three-bed semis is expected this side of Easter.

Ms Hegarty says the several c 1,490 sq ft four-bed semis, priced at €370,000 were proving very popular, with a much admired ground floor plan, by architects Deady Gahan.

This week’s just-released sales included a 1,840 sq ft four-bed detached at €475,000, with another larger detached type of 2,120 sq ft offered at €530,000.

The brick/block built homes hit A2 BER levels, with gas central heating, fitted multi-fuel stoves, PV panels for electricity, and solar panels for hot water.

Developers Murnane & O’Shea are currently active also in Glanmire in a reinvigorated Crawford Woods/The Avenue and Springmount Woods.

With a 50 year track record and several thousands homes in and around metropolitan Cork (including Fota Hill, Moneygourney, Highfield PArk in Ballincollig, and over 300 homes at Fota Rock, Carrigtwohill) MOS Homes/Group even has two Cork HQs, at its native Bantry in West Cork, and at Ballincollig’s Link Road.

A Heathfield showhouse, for a four-bed 1,485 sq ft semi-d, will open in about a month’s time, according to Savills’ Ms Hegarty.

As Cork moves towards a local authority boundary extension, Ballincollig is one of the areas earmarked for residential development by Cork County Council, with over 500 acres zoned, and with current planning in place for more than 600 units on 110 of those acres. Also currently building at scale in Ballincollig is O’Callaghan Properties, which started here in the 1970s, while the town moved from ‘satellite’ status after the redevelopment of the old military barracks by O’Flynn Construction, who are to build the new Westfield Office Campus, from 2019.

VERDICT: Set for a strong market pick-up.
