A touch of showhouse style at €390,000 Ballinacurra development

This four-bedroomed house is a perfect package of high spec and family sensibility, says Tommy Barker.

THE house number 237 might seem high, especially given there’s nothing like 200-plus houses in Cork’s Maple Woods development, but in other respects, 237 Maple Woods is pretty singular as it stands, in terms of its quality, decor, presentation and garden landscaping.

The four-bedroomed detached property is just beyond Ballinacurra, an upriver estuary just east of Midleton, and is fresh to market this August, listed with selling agent Kyle Kennedy of Hegary Properties, who guides the 2,000sq ft home at €390,000.

It was built around 2007, with extra input into finishes, and the location’s very popular with families, says Mr Kennedy, who pitches its look into the “showhouse” category.

Originally built by Forestbrooke Construction, there might by now be only 100 houses in Maple Woods which hit a site slow-down after 2007, and No 237 within has an all-brick exterior finish plus rear sunroom extension, with a southerly aspect; it’s bright and welcoming, with a tiled hall, front sitting room with lots of display shelving and a white marble fireplace with an open fire in a black metal surround.

There’s also a home office/study, guest WC and a large kitchen/dining room with steps down to the family room/sunroom, with patio access and plantation shutters.

This restfully-decorated lower room has a stove, and the kitchen has a large, Waterford range-style cooker.

Above, two of the four carpeted bedrooms have en suite bathrooms, and externally there’s a brick paved drive and gated access on either side of the house to the well landscaped back garden, with mature greenery, shed and large sunny patio spot.

Mr Kennedy says the condition is excellent, with lots of above standard finishes and extras, and if buyers particularly enjoy the entire look and package, there’s even an option to buy much of the furniture as well.

VERDICT: Showhouse quality, but individual and inviting.
