Unique sale adds up to €2.6m guide price for 128 acres in Clonmel

Clonmel-based auctioneers REA Stokes and Quirke are selling a 128-acre farm in one block near the village of Ballyclerihan, that will most certainly attract a lot of attention, and not just from the farming sector.

The property enjoys a massive 1.2km of road frontage onto the R688 Clonmel-Cashel road, and is located approximately 8km from Clonmel and 15km from Cashel.

According to selling agent John Stokes, this holding consists of “free-draining land in this most sought-after of locations in the heart of the village of Ballyclerihan”.

“It’s laid out in approximately 12 fields with numerous mature trees and hedgerows throughout.

These lands are suitable for any farming enterprise.

There is an old-style farm yard and stable yard with the property.

The range of outbuildings include 21 stables (12ft x 12ft), feed room, tack rooms, a four-span hay barn and a four-span lean-to building.

There is also an old-style courtyard with a large concrete yard and an array of old-style sheds and outbuildings.

These include an open roll-top five-span machinery shed and a cattle crush.

A 5.5ha plantation planted in 2017 in a mixture of hardwoods and evergreens produces an annual payment of €2,849. In addition, there is a single farm payment of some €27,924/annum.

And there’s more. The property includes 15.3 acres that are zoned residential, and another 8.5 acres are zoned “enterprise and employment”. The price expectation for this unique package is as follows: €12,000/acre for the agricultural land; €20,000/acre for the commercially-zoned section; and €80,000/acre for the residentially zoned section.
