Trio of properties near Bandon expected to sell well

Close to the town of Bandon, at the northern edge of West Cork, the land is of excellent quality and there is a long history of intensive and productive farming.

Here, farming activity is dominated by dairying and when land becomes available, there is always strong interest and strong prices.

Currently listed with Clonakilty-based auctioneers Hodnett Forde are three farms for sale by the same owner, with plenty of the good quality land local farmers are always seeking.

The main holding is a 42-acre residential property in the townland of Carhue, about 7km to the west of Bandon town centre, just north of the main R586 road.

This piece of land is naturally divided by the public road. The farm is offered in four lots, Lot 1 consists of the house and yard on 1.6 acres.

Lot 2 is a 26.1-acre holding, Lot 3 is 4.66 acres, Lot 4 is 9.78 acres, while Lot 5 is the entire 42-acre holding.

It’s early days yet in the sale, but there has already been a good level of interest, says selling agent Ernest Forde, with particular interest in the house. Being so convenient to Bandon, this extended traditional two-storey home cuts an attractive presence for people looking to live in the area.

“The different lots might be attractive to people looking for small sections of land,” says Ernest. “We’re offering the house separately as well,k and we think that it’s saleable enough. being near Bandon.

“There’s a primary school only a couple of hundred metres away.

“Taking the benefit of the town and the attraction of living in the country, it’s an attractive-looking spot.”

The house is in excellent condition. Facing onto a yard surrounded by outbuildings, the five-bedroom residence has ample living space.

Accommodation includes a living room, kitchen, store room, conservatory, utility room and ensuite bedroom. On the first floor, there are four more bedrooms, a large bathroom, and storage area.

Depending on how the demand pans out, these lots may well offer the most attractive sale solution. But another very likely scenario is that the house will sell separately and the rest of the land will be purchased by one buyer.

“The land is excellent, really,” says Ernest. “There is a little bit of hilly land on it, but it’s all workable.”

As for the price, it’s a case of examining the various pieces of the puzzle. “Land in this area will make between €12,000 and €15,000 no problem, and this is more likely to be in the higher end rather than the lower end.

“If you take the house separately with its outbuildings, it should make in the region of €250,000. If you take the 4.6 acre piece of land, that could easily make €20,000 an acre.”

Overall, then, this a property that could make somewhere between €750,000 and €875,000, depending on demand.

The other holdings consist of an 11-acre property and a 29-acre property, both non-residential. “The 11-acre holding is very close by, in the townland of Laragh.

“That would be a roadside holding as well,” says Ernest, “an attractive sheltered piece of ground.

“It would make between €12,000 and €15,000 per acre easily enough because the size of it is very attractive.

“The other piece is in Tullyglass West, a few kilometres away.

“It’s a nice level farm with a little bit of wasteland that needs attention but which could be sorted.

“It’s a little bit wet but the majority of it is good land… it might fetch in the region €10,000 to €12,000 per acre.”

This latter townland is quite an intensive farming area so it won’t be surprising if it too fetches a similar price.
