73-acre farm for sale near Junction 16 on the M8

Situated in the townland of Curraghteemore, just beside the M8 Dublin-Cork motorway and only 3km from the village of Rathcormac, a 73-acre grass farm has recently been put on the market by Fermoy-based auctioneers Dick Barry & Son.

According to selling agent Michael Barry, this is a very good quality piece of property that benefits from a long stretch of road frontage — which opens up the possibility of it being sold in two separate lots. “It’s actually on what was the main Dublin-Cork road between Watergrasshill and Rathcormac,” says Michael.

“There’s water and electricity, and there’s great road frontage there, as it’s bounded by the old main road.”

Apart from a small section that is prone to flooding, the land is all of sound quality and level. Even the lower section would be good enough to tempt most farmers.

But the vast majority is dry and well drained by the River Bride (a tributary of the Blackwater) that meanders along its northern flanks.

There are no entitlements with the holding and there are no buildings on it.

However, this is a prime piece of agricultural land in a very much sought-after part of Munster.

Prices haven’t been spectacular in this part of the world, but have been strong, buoyed by a very active dairying scene, as well as plenty of beef cattle operations in the area and an equestrian scene of international importance.

The proximity to Junction 16 of the M8 makes the property a highly accessible one.

Its agricultural value may even be supplemented by some commercial value down the line, but such talk is only a far-off distant promise.

There isn’t any zoning to suggest it yet, and the junction doesn’t have full access on both sides, so it wouldn’t hold potential as a motorway services site.

“Its location is very good,” says Michael, “But certainly in the short term, I couldn’t see any development potential with it.”

The price expectation is reasonable, and will attract plenty of suitors: “We’re guiding at a realistic €12,000 per acre, which given the circumstances would be very good value at that kind of money.”
