Five of the nine houses are being released today at prices of €585,000 and €595,000, and a showhouse is also open at No 3 from 2pm to 4pm says agent Evan O’Toole of Savills.

KINSALE has seen some of the smoothest delivery and strongest sales of new homes of any Munster location over the past year — at the upmarket Cluain Mara development, and here, at the Convent Walk development high above the picturesque harbour-side town.
And, a third scheme, of starter and mid-market homes, Kinsale Manor, is due to launch later this summer with Gannon Homes.
Launching today are a release of five, three-storey detached 2,060 sq ft just-built homes at the Harvest Walk, part of the overall Convent Walk project which was reinvigorated last year by Cumnor Construction and where previous phases of townhouses have sold steadily.
The two previous phases here at Rope Walk and Spanish Walk, of three-storey three-bed townhouses, saw prices for one section span €235,000 to €265,00, while a separate townhouse type, with sea/harbour views, had prices ranging from €295,000 to €325,000.
Design of the development, which started to the back of the town’s former St Joseph’s Convent of Mercy, is by Jack Coughlan Associates (JCA), and a 2004 application for 158 units (including apartments in the convent structure) was granted, but was amended in more recent year to a total of 96 units.
Architect Haroldo Oliviera of JCA followed through on his house designs for Convent Walk by also doing the interior design of the two previous townhouse show units, and he’s reprised that role in Harvest Walk’s latest and largest units so far, all detacheds, with a contemporary/retro look.
Yet to come on other sections of the Convent Walk site are another limited run of townhouses, and some very contemporary, staggered/split-level four-bed detacheds in some of the plum sites.
Harvest Walk’s houses have four bedrooms, over the top two floors, and the stand-out room is the first floor living room, with large sliding door to a deep, sit-out balcony with views down to the town, harbour and boats, and over towards Ardbrack also.
That upper-deck east/water facing living space has a very large Stovax wood burner (pellets), and other heating is split-function Daikin air-to-water geothermal, delivered underfloor at ground, and via low temperature alu-rads upstairs.
Layout at ground level has a central hall with guest WC, west-facing living room with views to the hill at Rope Walk where this run of new homes has direct pedestrian/front door access, and a quick on-foot downhill trot to town.
The other side, east facing, has a large kitchen/dining room with window/door opes to the off-street parking within the scheme facing a green, plus a utility with side entrance.
Show unit No 9 has a Silestone-topped Express kitchen, and Express also did the built-ins: there’s a good PC sum of €15,000 for kitchen units and Nordmende appliances, as well as utility units and bedroom wardrobes.
Separately there’s a further PC sum of €8,000 for ground floor tiling, as well as tiling in bathrooms/en suites, with Roca sanitary ware.
The first floor master bed has an en suite, plus walk-in robe, and the top floor has three bedrooms, all doubles, one is en suite and a further main bathroom serves the other two bedrooms.
The tall houses are timber framed, by the highly regarded Macroom company Cygnum, finished on three side with monocouche, grey coloured render, maroon-coloured hardwood glazing units, and part of the facades onto Rope Walk are slate-hung, picking up on the traditional Kinsale house exterior flourishes.
VERDICT: Harvest homecomings in the harbour town.
