Forget the looks, it’s all about the setting in desirable Bishopstown

No 1 Merlyn Lawn is close to all amenities, Tommy Barker reports

It’s not especially pretty to look at right now, but 1 Merlyn Lawn has that auctioneer cliched term, potential — mostly thanks to its setting in the heart of Bishopstown in Cork’s western suburbs.

That puts it within easy reach of two colleges, hospitals for employment (and emergencies) and shops, shopping centres, the city’s south ring road, and schools.

A mid-1900s semi-d, with three bedrooms, it’s a pretty unaltered product from its original layout, although the rear reception room has been opened into the kitchen for extra airiness.

It comes up for sale clearly showing the modernisation now needed for new decades of ownership, and has a €195,000 AMV quoted by Dennis Guerin of Frank V Murphy & Co.

For that, you get a house with 160’ long east-west aspect site, back garden merely topped with hardcore and chipping, and a tarmac front drive. Right now, the shed’s the visual high point.

It already has gas central heating and pvc double glazing, its exterior walls have been dry lined, so it’s the sort of place that even a cursory going over with a paint bush and bit of imagination will lift quite a bit.

Both the front reception and rear dining rooms are off the kitchen and have old tiled fireplaces and the kitchen floor has attractive quarry tiles.

VERDICT: TLC will be repaid, the setting is so convenient. Home
