No 14 Maple Rise, Pembroke Woods, in Passage West, has the potential to attract two very different types of buyers.

Young couples in search of a first home will be interested because this is a four bed detached bungalow with an affordable guide of €215,000.

Older. downsizing couples will be interested because it’s an affordable single storey bungalow in a market where this type of property can be hard to come by.

Selling agents Sherry FitzGerald say the 1970s bungalow is owner occupied, very well maintained and has plenty of space for family living. Auctioneer Paul O’Shea observes that affordable bungalows near Cork city are now in short supply.

At one end of the 1,147 sq ft property, there’s a large L shaped kitchen/dining/living area which includes a timber floored sitting room with a black fireplace and, around the corner, a kitchen with timber fitted units.

At the other end of the bungalow there’s a 17ft long master bedroom with an en suite. 

In the middle, there’s a bathroom with a Jacuzzi bath and three more bedrooms, all with laminate flooring. Fitted with double glazing and gas heating, the bungalow has an F BER rating which a buyer is going to want to improve on.

Situated within a five minute walk of the nearby Eurospar, Maple Rise is 13kms from Cork city centre.

The Property Price Register doesn’t show very many sales in Maple Rise, although No 26, another bungalow, sold for €200,000 last July.

VERDICT: Given the level of first time buyer demand — will very likely sell to a young couple
