The asking prices of €350,000-plus is for individual house sites alone, and it will cost as much or even more again, to build a home of your dreams. But, oh, what a setting, and little wonder that interest is coming from locally, from South Africa, California, London, and even Jamaica.

Up for sale with Killarney estate agent John Buckley are just two remaining of four exceptional, c 0.4 of an acre serviced sites for large, c 3,000 sq ft, detached two-storey four-bed homes, in a prized setting, off the tree-lined Ross Road.

Not just that, but the sites fringe Killarney Racecourse, within earshot of passing hooves, and just up the way is the 25,000 acre National Park and Lough Leane, the largest of Killarney’s famed lakes. The 1.85 acres section, now set out as four serviced sites, had formed part of the racecourse.

The proximity of the national park means the chance of spotting sika or red deer, or their hoof marks, and auctioneer John Buckley says the setting is exceptional: “You can walk forever, to your heart’s content, in the park, with an access gate just across the road”.

It’s also within a short walk (c 1 mile) of the town also, so the chance to buy a site in such a spot with full planning is extraordinarily rare too. Planning has been granted for four detached houses, to two different house designs in a niche being marketed as Castle Drive. One site, No 4, is already sold, a second No 1, is sale agreed, so there are two left to sell.

Close by are the gardens at Knockreer House/Park, Ross Castle, the one-time fortified base of the O’Donoghue clan and Ross island, as well as Ross golf course on landscaped 95 acres, and the area’s popular for walks, cycles, and nature watching.

Approved house designs are for broad-based, deep houses, with the bulk of floor area at ground level, with double front gables and roofed sections linking the dwellings to attached garages.
