House of the week: Ballinlough, Cork €525,000

QUESTION: What do you do if you live in an address called Sundrive Park, you’ve flooded the interior of your just-extended home with masses of the best quality light fittings and have a west-facing back garden into the bargain..... and you are still not feeling the light and the heat?

Answer: You stay in Australia. That’s what the owners, and now the vendors, of 24 Sundrive Park have opted to do.

They did up this suburban semi-d in the heart of Cork’s Ballinlough about eight years ago, working with its site and aspect, and they poured both thought and money into final finishes, extending to the side on two levels, and going up into the attic as well. 

With the job done, work relocation and travel beckoned, so they moved to Australia and had no trouble renting out this well-finished four-bed to appreciative tenants.

They’ve now decided to stay put Down Under and as a result their fully-finished project at 24 Sundrive Park is fresh to market with agent Kevin Barry of Barry Auctioneers.

He guides the 2,000 sq ft home at €525,000, which initially seems strong for a semi-d in the area, but it is a walk-in job, and it already has everything tackled, to a higher spec than most extenders might even want to stretch to.

It all also feels fresh and quite new, it seem like every bit of joinery has been updated, including hardwood floors, doors, stairs, architraves and skirtings. Most appears to be walnut, with a paler walnut in the rear kitchen extension’s units and island up on a porcelain-tiled plinth, under twin Veluxes.

The outline of the original house’s two ground reception rooms has been retained, and each has raised, insert gas fires in replastered chimney breasts. 

The front room has a bay window, and a similar-sized room behind has an arch open to the airy kitchen/diner extension, with enough tucked away space for a desk for home office. Also at ground is a guest WC with shower, utility and a bedroom, just big enough to qualify as a double: it makes this house very adaptable for all ages, generations and mobility levels.

An open tread hardwood stairs with steels lead to a split, first-floor landing, heavily adapted from the original layout so now the main section has two bedrooms, one fore with bay window, the other aft with en suite, plus a contemporary main family bathroom (shower over curve-end bath) is now in place and in lieu of the one-time, third bedroom.

Then, off to the side in the upstairs ‘add-on’ is a further bathroom by a long bedroom 4/or optional high-capacity dressing room. 

This space currently has a full wall-length of built-ins, and is partially cut-through by a second staircase, up to a long carpeted attic room with sloping ceilings, eaves storage, west-facing Velux and central recessed lighting along the roof’s spine. It’s an odd layout, but ‘work around-able’ enhanced by the airy attic room above.

The quality and variety of light fittings is exemplary, on all three levels, inside and outside, and adds to the internal interest, especially when seen up against some feature coffered and dropped/split level ceilings. 

Then, the gas-fired central heating delivers its heat via low-slung, period-style chunky cast iron rads, and bathroom finishes/sanitary ware too are well above par for most homes of this 1950s era.

Viewings just started in the past few days at No 24 Sundrive Park, and auctioneer Kevin Barry expects a very broad cross-section of interest. In location terms, it’s going to appeal to families looking for space in a mature, superbly serviced suburb near an array of schools, parks, shops and amenities, all within a safe stroll, and it’s a walk too to Douglas village.

On the wider front, it will have an appeal to traders-down, a

nd, for the very well-heeled first-time buyers, couples and those moving to Cork and keen to buy a walk-in home, No 24’s a box ticker too.

The back garden faces west and is walled-in and private, but it has now been reduced in size by the large ground floor kitchen extension, yet it fits in some decking, patio, shed and block-built storage room/compact office. 

There’s still side access the rear garden, and the front garden has been brick-paved and can take several cars in off the road.

VERDICT: High spec and spacious: the layout won’t suit all families, but many others will savour the differences.
