In a considerable new jobs and offices coup, developers O’Flynn Group are set to build a €20m, 70,000 sq ft office block, capable of housing up to 500 workers, for pharma giant Lilly’s Global Business Solutions Centre in Eastgate Business Park, Cork.
Lilly already employs 400 in a range of business services in Little Island’s Eastgate, and this new block, where they’ve taken a further double site, could see them with enough space for 1,000 employees in a new phase of growth over the next several years.
The Lilly deal, a long time in the offing for the 120-acre business park just east of the Jack Lynch Tunnel, will see the O’Flynn Group construct this second, fourth-generation office building to be called Island Hall.
It’s to go right next to Lilly’s existing Cork offices footprint, Island House, which they secured from O’Flynn Group at Eastgate in 2013 at a €10m-plus cost.
Now, Lilly are further expanding that presence, bringing their space there up to 135,000 sq ft of offices, and clearly signalling the arrival of several hundred more diverse back-office service jobs locating to Cork in the next few years.
Pharma giant Eli Lilly has been in Ireland since 1976, and has been manufacturing in Dunderrow, Kinsale since 1981, where it employs 500, plus hundreds of contractors, and is actively expanding into the biopharma sector, with a new €200m plant under way.
Earlier this year, it announced an 8% jobs cut globally. But, Lilly in Ireland appears to be faring well despite this, with evidence now of further growth in its Little Island Cork base at Eastgate, and new roles and functions likely to transfer to Cork from other countries, including the US.
Kay Flynn, Lilly’s general manager global business solutions and leader of the rapidly expanding Cork-based facility, said: “we have grown from start-up to over 400 employees at Little Island in just seven years and we are delighted with the success of our business here, expanding beyond our initial financial shared services and into areas such as medical information, HR, data ops, customer meeting services, and more.
“Our priority now is to work with O’Flynn Group to develop the capacity that we need to support our next phase of growth and to recruit new team members needed for the expansion of the business,” said Ms Flynn. She added “we have been warmly welcomed into the Little Island community, and our team and their families are putting down long-term roots in the Cork area. We look forward to continuing to contribute to the local area and community.
A spokesperson for Eastgate’s developers, the O’Flynn Group, said they were delighted to be commencing construction on one of the last remaining sites in Eastgate Business Park “and to be working with Lilly to provide a turnkey office building for their growing and expanding business needs. Construction starts on site in the coming weeks, with an expected delivery date in early 2019.”
Lilly’s just-concluded deal will bring their Cork footprint to 135,000 sq ft of offices. And, while their new double site has a recent full planning grant for one further office block for a possible 200,000 sq ft all-in, the current plans are to use the balance of the site for quality landscapinng/outdoor facilities, car parking etc.
The major deal with Lilly came after the global giant had been wooed by several other developers of offices to relocate to the city centre.
And, it comes as Eastgate aproaches its 20th anniversary, and heads to full occupancy, with a four-acre site by the entrance to the Retail and Business Park left to develop, with agents Cushman & Wakefield and Savills acting for the O’Flynn Group there since the park’s inception.
Office/business park uses make up 84 of the 120 acres, with one million sq ft of offices already provided.
Major business occupiers include Lilly, Laya Healthcare, DPS Engineering, and PFH, and there’s also a motor mall, retail park and other elements in situ.
