Cork premises offers close proximity to city and plenty of parking space

A Douglas premises with a 60-plus year association with the motor and retail trade has space inside and outside available to let, and all with copious amounts of free parking.

The former car showrooms operated for years by the Kevin O’Leary Group is in the throes of a gear change and and profile boost, on a South Douglas Road site half way between Douglas village and the city/Turners Cross.

The site, by Rosebank, Ashdale, Greenhills and the Cross Douglas Road, was a family run garage owned by the Twomey family in the 1960s.

Subsequently, it’s had a 40 year association with car sales — a history including a Nissan dealership, and more recently it hosted Lehane Motors’ Toyota dealership as it searched for a permanent Cork city base... now at home on the Airport Road.

A significant portion has been converted to retail convencience store use, operating as a Centra, with 10,000 customers a week, and a deal is now being finalised with a pharmacy to occupy another section.

Agents John Downing and Anthony Quinlan of Downing Commercial are letting the remainder on behalf of the landlord, saying there’s a range of options to potential tenants, from hair, beauty, cafe/restaurant, other food and household goods.

They have a 2,400 sq ft retail unit to the front, quoting a rent of €32.50 psf, there’s 1,335 sq ft of first floor offices, and 3,750 sq ft of workshop/garage space, at c €14 psf, while 16,000 sq ft of yard/open storage/display space is likely to let at about €2.50 psf.

The site has 125 metres of frontage to the heavily trafficked South Dougls Road.

“You won’t find a better retail location in Douglas, with this level of free on-site car parking, offering potential tenants the opportunity to occupy an excellent property in an unrivalled location,” says Mr Quinlan.

A planning application has just been lodged for the pharmacy unit and “any potential tenant will be in good company with the pharmacy and Centra,” he adds.

Nearby, on the main Douglas Road, a pharmacy is alongside the two-year old Tesco Express, also on a former Renault garage site, while closer to Douglas a Spar recently ceased trading, next to a pharmacy and a bookies, by the Briar Rose bar, also on a former garage site which once sold Rolls Royces.

With renewed confidence in the retail sector across the county, and with rents now at realistic levels, agent John Downing says he expects a premier tenant/occupier with this property mix to let.
