Dairy farm sure to attract huge interest

Times change — in a matter of two years since this Scart, Ballyclough farm first went on the market, land prices have broken through the €10,000 per acre barrier and sales are strong.

Back in 2010 when this property hit the market, the guide price of around €15,000 per acre wasn’t in tune with values then — now, it’s about right.

And this time round selling agent Christy Buckley is offering this modern, dairy operation in one lot, but with or without the quota as an option.

Comprising 122 acres, the property is a working dairy farm with most of the land in good pasture and effectively, in one block. A public road divides the farm, but the blocks are opposite each other and the farm is easily worked, says Buckley.

The sale is residential and includes a good, three bed bungalow with master en suite and a modern, dairy yard. The quota included is 66,000 gallons and this can be included, or not, depending on the buyer and the SFP is €15,500 per annum.

The land has one block of 95 acres, with the house and yard, and on the opposite side the remaining ground is well kept and nicely laid out in eight to 10 acre paddocks.

The property is well maintained with two reception rooms, a kitchen-dining room, and three bedrooms, with the main bedroom en-suite. The adjoining yard has a range of modern farm buildings and including a 12-unit milking parlour with automatic feeders, a 60’ by 45’ shed, another 120’ by 40’ slatted shed with automatic scrapers, and a dairy with an 1,100-gallon tank.

Just less than a mile from the Ballyclough village, and very close to Mallow this property is a ready-to-go operation for a young farmer starting out, or as an addition to an existing operation.

The sale is by private treaty and Christy Buckley is inviting offers in the region of €1.75m for the entire — or €1.6m for the farm without the quota. Home
