Private farm is split in three and full of features

About 1km east of Skibbereen, on the main Cork road, this 73-acre farm is just on the market through Hodnett Forde Auctioneers.

There’s something for everyone — with a Georgian farmhouse, outbuildings, and all-round arable ground.

The farm is divided in three by two roads, falling naturally into handy, affordable lots, which should add to interest in the property.

Glenview, Smorane, Skibbereen, is an executor’s sale, by private treaty in the first instance, says John Hodnett.

He’s already seen strong interest, even though the property is just confirmed for sale. His rough guide price is “north of €10,000 per acre”, he says 90% of the land is top quality. The farm can be purchased in its entirety or in lots. The house will not be sold separately as it connects closely to the yard and courtyard of old outbuildings.

Lot A is 23.67 acres, in pasture like the rest of the farm, but suitable for tillage, says Hodnett. Bounded by the N71, it’s self-contained, with great road frontage.

Across the road is most of the farm, of which Lot B fronts onto the N71 and includes a laneway access to the house and yard. The main entrance is off the country road. This lot comprises 25.25 acres of pasture land.

Lot C, also with great road frontage, has 23.96 acres.

The main house is a simple gentleman farmer’s residence in good condition, says Hodnett. The rather dour exterior doesn’t do justice to the interior, which has a graceful staircase, decorative plasterwork and a lot of original features in good condition. It has five bedrooms, formal rooms, a country kitchen, storage and ancillary rooms.
